These 2021 March stats are not a true indication of what happened year over year relevant to normal appreciation. That stopped in February of 2020 to about mid-May 2020.... Just as reference, for off water detached homes (March 2019) in Huntsville/LOB: Average sale $421,559 Median sale $400,000 18 new listings 29 sales 45 days on market 98 % list to sale ratio What’s to come? Buyers are who becoming frustrated with competition. Stay persistent, patient, strategic. Be ready. The right property will present itself. Sellers, continue to price at market value. Don’t inflate...don’t under value in the hopes of multiple offers. Overpriced properties are sitting and undervaluing a property is risky.

2020 Market Annual Review ... Where to even start? The way in which we have experienced how to continue to work, live, play, and where you can call home, has truly become the new found luxury. #lovewhereyoulive ... The Roaring 20’s Roaring is one way to put it. The 2019 Muskoka Real Estate market experienced low inventory with a reasonable demand ratio. Multiple offers happened, infrequently. No frenzy in 2019. Pre-2020 both waterfront and off water homes in Lake of Bays/ Huntsville were behind South Muskoka (BB/GH/ML) in terms of average sale price, for both waterfront and off water homes. Then 2020 happened... 2020 ... January, February ...slow out of the gate for new listings (typical in Muskoka) ... then March 15th happens, which should be our busy time. Halt. What is deemed essential? And what is going on in the world?? June and July witnessed Muskoka sales doubling compared to 2019 in these months. Pent up demand in all price points matched with low interest rates created the market then, and the market now. These stats you will see here include detached waterfront and residential homes sold. Downtown Huntsville The annual @rotaryhuntsville7010 Auction shockingly experienced our BEST YEAR ever. Starting out in August, the committee was faced with a very difficult decision. Do we ask businesses for donations given the situation we are in?. The committee and the club proceeded with the mindset that they will approach businesses and offer the opportunity, with the understanding that if this year is not the year...that’s more than OK.... It’s really no surprise how our community once again pulled together. Between the local businesses that contributed to the people who purchased, this year was an extra special success story. Listing in the winter, no problem! Here are few tips to best showcase your property when things are covered in a blanket of white. Be nice and clear your ice!! Including your driveway, stairs and decks. Buyers want to see what’s underneath.... If it’s waterfront ~ consider having a trail to the water if possible. Buyers will want to see the water view. Have some summer photos either as part of the listing or on display. Heat on and even better if you have a fireplace. Make it cozy. Repair/replace any drafty windows. MUSKOKA Market Spotlight NOVEMBER 2020 Average sale prices for the month of November were up 29-35% across Muskoka for both off water and on water detached single family homes.... Average sale price for off water homes are sitting above $500,000 with waterfront sitting above $1,000,000. With these prices come fewer days on Market (DOM) and higher sale to list price ratios indicating homes/cottages are selling for either very close to asking, for asking or well over in some cases. New inventory remains low with Huntsville/Lake of Bays experiencing no new waterfront listings for November. The market remains in the favour of Sellers. How long this will last is the question? Well...projections are the demand will continue and unless we see an increase in supply, prices are not going anywhere, especially with interest rates in some cases below 1.8%. My advice...don’t wait and try and time the market. If you are considering selling do it now. Muskoka Market Spotlight September 2020 Data is representative of detached single-family homes both on and off water. The areas I focus on for the purpose of these spotlights include Huntsville/Lake of Bays (North Muskoka) & Bracebrige, Gravenhurst & Muskoka Lakes (South Muskoka).... Our Muskoka market experienced another month of increasing average sale prices, fewer days on market and higher list to sale price ratios, reaching over 100%. Unit sales differences year over year were close across the board, with inventory levels less year over year. The highest recorded MLS sale in September for North Muskoka, was on Lake of Bays selling for $3,150,000 with the lowest at $340,000. The highest recorded MLS sale in South Muskoka was $7,842,200 on Lake Rosseau with the lowest at $360,000. Off-water the highest sale in Huntsville was $1,261,200 with the lowest being $226,000. In South Muskoka highest sale was $1,450,000 in Port Carling with the lowest sale at $220,000. What’s ahead? Projections are the market will continue to be active as buyers want to take advantage of low interest rates which are off setting the higher sale prices. Demand remains consistent with no signs of diminishing. My advice for both Sellers and Buyers remains the same as it always has been. Make the decision to sell or purchase when you are READY. Don’t try to time the market.

So much gratitude felt today. #1. My Dad is alive. #2. My wonderful step-Mom Lorna is right by his side to take care of him.... #3. Grateful I was able to fly out on short notice and have my business in the hands of competent, supportive and caring colleagues. I have been pushing myself very hard these past several months keeping up with the demand. While certainly grateful for this demand, my time away, while not a holiday, was an opportunity to gain some perspective. There is a better way I can and will do things moving forward. As cliche as it is, it’s true. We are nothing without our health. My Dad is not out of the woods, and there is a path ahead, however is not alone. He has the strength and resilience that will lead him to better health. I need to get out an hug more trees ... seriously.
