The West Island real estate market for single-family homes showed no signs of cooling off in October Median prices were up 15% and the number of sales has now well surpassed 2019 numbers for the same period (Jan -Oct), even though the market was shut down for the better part of 8 weeks. With even fewer homes on the market (dipping under 550 active listings - a record low for October) and continued strong buyer activity, upward pressure on prices continues. Our condo mark...et numbers tell a different story. While prices are still on the rise so far this year (up 14%) , inventory levels have been steadily rising since June as more apartment dwellers seek out single-family homes and fewer downsizing seniors are opting to downsize to condos in favour of more space (particularly outdoors) during these uncertain times. We predict inventory levels to continue to rise in the condo sector at least for the foreseeable future. Look for ranch style bungalows to be an even hotter ticket item than they already are, as seniors look to eventually sell the two storey family home in favour of one level living.
