There is lots to think about during this pandemic, I am copying this from a Realtor I know: The vacant store - if you have one, if you know of someone who does there is an added caution - insurance. The majority of insurance policies have riders that allow only for a 30 day vacancy. That means that if there is a broken water pipe and heavy damage or a fire, the insurance company may not pay out. When a property goes vacant (yes, that is the correct grammar) commercial or res...idential it is imperative to contact the insurance company for a rider and obviously to pay a higher premium. Most carriers will want someone to inspect the property often and that varies. Some insurers will insist on daily recorded visits, others, every other day or even just 3 times a week. I have filled in inspection logs but I also take a selfie of me in front of the facade on each visit, save it to a file as each electronic photo is time-stamped and dated. I have been denied insurance back years ago. I know the financial agony that comes with a denied claim. Saving dollars on a premium is penny wise and very foolish. Please caution all commercial and residential owners with a vacant property - contact their insurance company immediately. Stay safe everyone!
