It's so hot it must be July! And the real estate market is as hot as the weather. Against all odds, the pandemic has not proved to discourage buyers from pursuing their real estate goals. After the worst slowdown in history during the month of April, the market has been recovering quickly, and in June the sales have surpassed those from 2019, both in terms of the numbers and the price increases. Waterloo Region has seen median prices for residential units increase by double d...igits over the same month last year and almost 3% over the month of May. Here are a few graphs showing the activity in Kitchener-Waterloo in June and how it compares with the past few years. If you would like to find out what your home would sell for in today's market, please let me know and I will be happy to help you price it correctly. #kitchenerrealestate #realestatemarketupdate #realestate
REMINDER: Effective July 1, CMHC is implementing the following changes to mortgage insurance: Gross/Total Debt Servicing (GDS/TDS) ratios will be 35/42; Minimum credit score of 680 for at least one borrower; ... Source of downpayment cannot come from borrowed money. Unlike CMHC, Genworth rules remain unchanged.
According to reports, CMHC is spending $250,000 in partnership with the University of British Columbia’s School of Population to investigate ways to tax the equity Canadians have gained in their homes.
Strong seller's market continues in July. ---------------------------------------- Short supply of listings combined with the higher then usual demand has pushed the house prices higher in the Waterloo Region in July. The Median price has increased by more than 20% comparing to the same period last year. #housingmarket #waterlooregion #houseprice
