7 Pricing Myths you need to get past if you want to Sell your Home. #7 REDUCING THE PRICE IS A SIGN OF WEAKNESS! While no homeowner is eager to reduce the listing price, if time is passing and there's been little interest, it could be time to consider lowering the ask. Remember, time is money. While you're waiting for someone to meet your price, you're still paying the mortgage, taxes, utilities, insurance etc. Meanwhile you are longing to move to that "perfect" or "more ideal" home. Sometimes lowering the price can put your home in front of a group of new buyers, which could generate a lot more interest and ultimately, get the price back up closer to where it was in the first place.

7 Pricing Myths you need to get past if you want to Sell your Home. #6 MY REALTOR OVERPRICED MY HOUSE TO MAKE A LARGER COMMISSION. Agents are paid a percentage of the selling price of the home. However, even if they were to raise the asking price by $25,000, in most cases that would yield an additional $1,250 in commission, which would be divvied up between the brokerage the agent is working for and the buyer's agent, leaving your agent with less than $625 more in his or her pocket. It's hard to imagine an agent would blow a potential quick sale - and take on weeks or months of additional showings and marketing expenses - for a few hundred dollars. Just saying.

7 Myths you need to get past if you want to Sell your Home. #5 WE CAN ADD ALL RENOVATION COSTS TO THE ASKING PRICE! Sellers may adore the improvements and renovations they've made and want to add in those costs to the asking price. But remember, not every change is going to land you a huge return on investment. If you're curious ablout what you can expect on those fixes, check out Remodeling Magazine's annual "Cost Versus Value" report to get an idea of which upgrades yield the biggest bank for your buck. Also, as you're making changes, bear in mind that the infinity pool you view as an asset may just seem like a huge liability to a buyer.

I'm getting pumped to do a thorough cleaning of my home, and excited to be able to wing open my windows and let the fresh air in!!! Apr 1, 2019 Deep Clean Your Space... Once or twice a year, it's wise to thoroughly clean neglected nooks and crannies. Make your home sparkle with these helpful hints. Clean from the top down. Start with dusting fans or vents, followed by wiping down walls, sills, surfaces, and counters. Finish with vacuuming and mopping. By moving top to bottom, efficiently catch anything that might fall along the way. De-scale your faucets. Remove mineral build-up from faucets and shower heads by soaking them in vinegar overnight. Submerge by removing the faucet (be sure to shut the water off first!) or, secure a bag of the solution with a rubber band around the existing fixture. Clean carpets. To deodorize, liberally sprinkle fresh baking soda on your rug or carpet so that it is visibly completely covered. Let sit for a minimum of two hours, then vacuum. For set-in stains, spot treat first. To clean and deodorize dirty carpets, rent a steam cleaner or have them professionally treated. De-grime grout. For white grout, mix a 2:1 ratio of baking soda and hydrogen peroxide. Add a few drops of dish soap, apply to grout, and let sit for 10 minutes. Scrub with an old toothbrush and wipe clean. Test a small area first to ensure darker grout won't discolor, or use vinegar instead of hydrogen peroxide to avoid potential color changes. Put my expertise to work for you! Ask me how keeping your home clean and tidy will help maintain its value. 7 Pricing Myths you need to get past if you want to sell your home. #4 "THAT'S NOT WHAT MY ZESTIMATE SAYS IT'S WORTH!"' Have you ever noticed how homeowners are eager to believe Zestimates or other automated valuation models when that price exceeds their expectations? Yet, when the opposite happens, they assume its outdated or erroneous information? The point I'm making is, these numbers can be inaccurate, so again, trust your agent over the Internet. Enough said.
