Wow Guests: Go a little beyond, with small thoughtful items for their stay. Maybe they've never been to NS and would appreciate a local beer and storm chips. Turnover Cleaning: Inspect the property, conduct a deep clean and prepare it for the next guests, including special touches. Booking Management: Manage the availability calendar, update pricing daily, screen guests and enforce rules. Protect the Asset: Communicate with us when maintenance is required.

Capital Gain taxes and what is likely going to happen in Canada as a way of recouping some of the money spent due to COVID-19. Capital gain is the amount your ...rental property increases in value after you purchased it. It becomes taxable when you dispose of the property...hopefully at a profit. For example if you buy a property for $150,000 and sell it for $200,000 you have a capital gain of $ 50,000. At the moment half of that amount is added to your taxable income the year you sold it, so your taxable capital gain would be $25,000. You would add this to other sources of taxable income for the year and if you are in a high enough tax bracket the government may require you pay over half of that $25,000 to them in tax. Many years ago there was no tax on capital gains but a couple of decades ago the government had moved the amount up to 75% of your gain being taxable. In the above example that would mean you would pay taxes on $37,500 which could mean thousands of more dollars payable as tax. It was later rolled back to 50% but there is a good possibility that our deficit ridden government could go back up to the 75% figure in the next budget. This could conceivably go up to as much as 90% or even 100% at some point though this is unlikely in the very near future. The bottom line is that landlords will likely be paying a huge amount more in taxes when they dispose of their properties. If you hold your properties in a corporation there may be some ways to minimize the immediate tax blow but you would need to speak with your accountant. Also property owners who reside outside the country may not have to pay tax on the transaction in Canada. Currently if the property is your principle residence, not a rental, you are exempt from capital gain tax although this could also change. The government has been studying ways to tax homeowners when they sell, though this measure may only be aimed at those who sell houses over a certain value.

Happy New Year, Every January our website traffic spikes. I know many of you who have not started investing are itchy for an opportunity. I have been working on a new book that has allowed me to reflect on my real estate journey.... I know many of you are in a fiercely competitive market, so it is easy to let your guard down and buy a property for the sake of buying a property. In a twisted way, that might be ok. I recently sold a property that for many years gave me grief. I wanted to sell it many times, but my ego got in the way. I have grown a lot as a person over the years, and maybe we all need to dive in, have a really awful experience financially or otherwise to learn.
