Let’s talk about condos! We’ve seen an exceptionally significant rise in interest for condominiums throughout Winnipeg in the past few weeks, with sales up 62% in December and 76% in January. This is in large part due to the fact that residential detached homes are selling at record speed and at a reduced capacity- there are just not enough homes for the tsunami of buyers wanting to take advantage of historically low interest rates! So what does this mean for someone co...nsidering what type of property to buy? Let’s first look at numbers. The average price of a condominium in Winnipeg is currently sitting at $224,338 compared to residential detached homes, coming in on average at $352,185. Most of the condominium activity is within the price range of $150,000 and $199,900. This is significantly more affordable than the average home at the moment. Now, besides price, there are other pros to consider depending on the lifestyle of the person considering. Condos are less work and less maintenance on the exterior- you won’t need to worry about mowing a lawn, shovelling when it’s -48 with the windchill, or general wear and tear- your condo fees are put to use for the general maintenance and repairs of the facility, as well as contribution to a reserve fund, which should be used for larger repairs and upkeep over time. Condos are also frequently in high traffic and convenient locations- for those on the go, with a super active lifestyle, or who need to be close to work and play and perhaps do not have kids and still want their own place to call home- this can be an awesome option.
