Well that’s a wrap on 2021! What a wild year it was. During my first year in real estate (2016), I remember people telling me how lucky I was to be starting my career in a market as hot as that one was. Everything was selling. But then 2021 rolled around and SHATTERED 2016’s annual sales record, topping it by more than 15%. Last year, detached homes and townhomes saw sale increases of 31.8% and 33.7% respectively. But the big surprise of 2021 was found in the condo market. ...Increasing prices in the single family and townhome markets had many buyers looking towards condos and sales there exploded with an increase of nearly 69%. The appetite for housing in the Fraser Valley has been insatiable. Overall, 2021 sales were up 39% compared to 2020. This makes sense of course - the start of the pandemic looked vastly different compared to last year. The overall shift that #covid has brought in with respect to how people work has affected the real estate market in ways that no one could have predicted. With WFH programs nearly 2 years in, it seems a hybrid work model is here to stay, as is the need for additional space inside our homes. I hope Santa brought us all more listings, because we’ll need them in 2022! The Stats: December sales were 8.3% compared to November and 13.3% compared to December 2020. 2020 you were something! When we look back years from now, we will undoubtedly remember the turmoil. But amid the uncertainty there were also moments worth celebrating. In January, I joined RE/MAX Colonial in South Surrey. Working in an office filled with dedicated, successful and kind agents has been the best decision of my career and constantly inspires me to reach higher. I attended a regional conference in Kelowna at the beginning of March and arrived home shortly befor...e the world shut down. Talk about timing... In the months following, zoom calls dominated our calendars. Visiting with friends and family turned into tailgate gatherings in empty parking lots as a new norm. (Ben wasn’t very good at social distancing!) Speaking of Ben, he had to have emergency surgery in May, but came out on the other side as a very cute pirate pup Social outings became much more isolated, and connecting with nature helped keep us grounded. As home life became our main focal point, real estate took off. Less sleep, more stress, and a lot of hustle made 2020 a busy and challenging year with great results for my clients. I feel the love my Grandpa had for our family when I look at this picture. It also brings home the sheer magnitude of sacrifices made by our veterans. My grandfather, Clayton Bartley, was a WWII veteran. He gave up his youth and innocence, he risked the family he was yet to have, and he put his life on the line for his country. Ongoing demand in the Fraser Valley saw overall sales reach the highest point for the month of October in the Board’s history. This is the fourth consecutive month of record-breaking or near-record activity for sales and new listings in the region. The Fraser Valley Board processed a total of 2,370 sales in September, an increase of 6.2% compared to September, 2020. When compared to October 2019, sales were up 48.9%. The FV Board received 3,081 new listings in September, a 1...2.3% decrease compared to September, but a 29.3% increase compared to October of last year. While the volume of new listings received by the Board in October dipped compared to September, it still ranked the highest for the month in the last decade and the fourth highest of all time. In September, the average number of days to sell an apartment was 36; 27 for townhomes and 30 for single family detached. What does this all mean? October saw a decrease in active listings both compared to September, and when comparing to October of 2019. With sales up and inventory down, many communities are seeing a strong seller’s market for townhomes and single family homes, despite being in the midst of a pandemic. People continue to seek out homes that better suit the needs of their families. While we are seeing multiple offers in a number of communities, please seek out guidance from myself or another trusted agent if you are thinking of buying or selling because every neighbourhood and property type is unique. Consumer demand for real estate in the Fraser Valley remained robust for the fourth consecutive month, with overall sales and new listings reaching record-breaking numbers in September. The Fraser Valley Board processed a total of 2,231 sales in September, an increase of 9.4% compared to August, 2020. When compared to September 2019, sales were up 66.1%. This is the HIGHEST recorded sales for September in the history of Fraser Valley Board. The FV Board received 3,515 new lis...tings in September, a 6.2% increase compared to August and a 26.9% increase compared to September of last year. Total inventory is down 0.4% compared to the previous month, and also down 7.2% year-over-year. In September, the average number of days to sell an apartment was 35; 25 for townhomes and 28 for single family detached. What does this all mean? In the last 3 months, Fraser Valley has seen a defined shift in demand towards single family detached homes with sales in July through to September garnering 47% of the 3 main residential types, compared to 43% during the same period last year. For many existing homeowners and first-time buyers, their buying power is greater than it’s been in a long time. Interest rates are very low, people have saved money over the last few months, and they’re choosing to invest it in their most important asset. Sellers are also recognizing that with lower than normal inventory, this is a smart time to list. Our homes have never been more important. Across the Fraser Valley, we’re seeing a trend towards buyers looking for more space and livability in both single-family homes and townhomes.
