In a Market So Insane - How do you know what to Offer Trying to buy a home in a sellers market can be exhausting for buyers (and their realtors haha). The main objective in a sellers market, when working with a buyer, is - how do we create an offer that protects our buyers, but still gives them a competitive shot at getting their offer accepted.... The key here is being prepared. In a balanced/normal market, you would write an offer and, if accepted, you would have maybe 5-8 business days to do your research about the property and arrange for financing. In our current market conditions we usually don't have that 'privilege'. Our due diligence has to be done BEFORE the offer is sent, including our investigation about the home. This way the offer is submitted with the 'to do' list already ticked off and approved, making your chances of bailing on the property much less, and the offer much stronger. *You want the least amount of subjects possible and your financing needs to be done ahead of time!* HOW do you pick a price? Like usual, we look up comparable properties to the 'subject' listing, which have sold recently and have similar features. Then I like to find out how many offers we are competing with. THEN this info is passed along to the buyer(s) who now knows approximate market value, and how much competition there will. Our job is to provide our clients with information and advice so that THEY can make an educated decision. In Multiple Offers you most of the time only get one shot at it, so it's important to keep that in mind that you likely won't have a chance in this circumstance to negotiate. Market Update For March 2021 In March, the FVREB processed 3,329 residential and commercial sales on its Multiple Listing Service, an increase of 131 per cent compared to March 2020 and 18 per cent more than were processed in February. The previous record of 3,006 sales was set in March of 2016.... Larry Anderson, President of the Board, said of this month’s statistics, This market is uncharted territory for Fraser Valley real estate. The surprising strength of the economy, the influence of the pandemic and a lack of inventory of all property types has created unprecedented demand for housing in our region. Across Fraser Valley, in March, the average number of days to sell a single-family detached home was 15 A townhome was 14 days. 2020 was an insane year, but one great thing we all learned is that, damn are we ever adaptable Professionally, my business grew exponentially - over doubling my amount of deals closed from the previous year, and selling over 7 million dollars of real estate! I'm so happy to have met such amazing clients, which many have turned into great friends.... I have learned so much, particularly in using technology and finding new methods of helping/supporting my clients virtually. Personally, Matt and I purchased and renovated a condo - moving closer to friends, family and work We grew even closer as a couple throughout the process which not a lot of people can say. I have ended 2020 with slight social withdrawls, but SO full of gratitude. Thank you to my friends family and clients for your support! I could not appreciate you enough. And also a huge thank you to my awesome goofy, husband for dealing with my craziness and offering so much support.
