Selling a house with a tenant? Note the new amendments... Ontario’s Bill 184, Protecting Tenants and Strengthening Community Housing Act, 2020 (Bill 184) received Royal Assent as the province’s pandemic eviction ban expired. This means that as of August 1, 2020 landlords were allowed to evict tenants again. If you’re selling your property however, a notable change is that which the Bill makes to the Residential Tenancies Act, 2006. Under the new section 49.1, a landlord who gives a notice of termination of the tenancy to a tenant on behalf of a purchaser who requires the rental unit, is required to compensate the tenant in an amount equal to one month’s rent or offer the tenant another rental unit acceptable to the tenant.
