Great news for first time home buyers!! The Bank of Canada lowered its five-year conventional mortgage rate from 4.94% to 4.79%. According to Ratehub.ca's mortgage affordability calculator, a family with an annual income of $100,000 with a 10% down payment and 5-year fixed mortgage rate of 2.79% amortized over 25 years would have qualified for a home valued at $523,410 under the original 4.94% qualifying rate. Under the new stress test, if they had a qualifying rate... of 4.79%, they can now afford $531,230 -- a total difference of $7,820. Despite predictions of a crash, the southern Ontario real estate market continues to be fast-paced and heavily in favour of the sellers in most regions and price points. The typical spring real estate market was put on hold as buyers and sellers, causing an unusual combination of high demand and critically low supply during the summer months. The number of homes for sale is down 20-60% across the region. Typically in the summer months, inventory rises, and the market c...ools off. This year the exact opposite has happened during June and July. Demand has been above average levels while fewer and fewer homes are for sale. Home prices are up 9-21% compared to just 12 months ago. Record low-interest rates are keeping buyers active despite any economic concerns. Homes are selling very quickly compared to previous years, and final sale prices are at or above asking prices in most markets. All indicators are predicting that these conditions will continue through August. The back to school and autumn is the big unknown at this point. We will be watching closely on how the return to the classrooms and workplaces affects the market and continued changes to our provincial regulations and state of emergency.
