2021 Housing Market Year in Review The average Ottawa sale price year to date was $719,605 for residential properties, an increase of 24% over 2020.... The average sale price for a condominium unit was $419,683, an increase of 16% over 2020. Home supply dropped and stayed at historically low levels. We are down 15% from the 5-year average. We are currently at less than one month supply of units in both residential and condo. This means we are in a strong seller's market. The strong seller's market will continue. Our inventory has to increase by 3 -4 month supply for a balanced market to be achieved. mortgage rates stayed low throughout the year but there is talk of rates rising in the second half of 2022.
