So there is a post I see circulating around in regards to 90% refinances at bank rates (no cmhc on O.A.C). Now as a licensed mortgage agent I am supposed to help clients & educate them in regards to their mortgage/potential options etc. It makes me shake my head when I see things like this, to me it is "bait and switch" with the general public who do not have the knowledge of how things work for a mortgage or even in my industry. In AB (and this company is in Edmonton statin...g this). There are NO REFINANCES TO 90%, literally ZERO. Jan 1, 2018 there was a change in the Mortgage Rules, this was one of them. Depending on property type, credit, location and a few other things, you could potentially go to 80% loan to value at bank rates. That means 80% of what your home is appraised at - potentially.... so how are they going to 90%? I have been told they are giving "cash back" etc - maybe but the math still does not make sense! It all sounds a bit good to be true riiight? So are they doing a loan over the 80%? so for the extra 10% it is something different? is it cash they are handing you? what is the catch there? It isnt like it is set up as a correct "Cash back mortgage" because there are those - but not to 10%.... It is a POOR way to obtain business in my opinion, just to generate a "call". What an old-school way of doing business! I would much rather be truthful to be able to help people then this kind of nonsense. So do me a favor, when you see things like this.... question it.
