Level Up Mortgages 01.05.2021

Lots to ponder as we go into the unknown and new lockdown measures come our way. We can get through it by being grateful and relishing our last handful of months before FOMO comes back! Think about how distracting your life will be again when it's summer and everyone is going on trips left, right, and center...you might even miss a bit of the solitude we have now ;) I hope I am not alone to say that the first quarter of the year set up the next quarter to be a thrilling one and I am so grateful for the different business partners, customers, and everyday teamwork I get to do with people from all walks of life

How should you look at dirt cheap rates like earlier this year when there was one at <0.99%? There is always fine print so don't forget about how they can severely restrict you if, in fact, you qualify. Be aware that if you have over 20% down payment you may not qualify. If you are buying a home with under 20% down, up to 10% can be borrowed from an unsecured line of credit as long as you have a good credit score. This is a MASSIVE win to get into the market early as long as you can budget to pay that debt off alongside the mortgage.

Interested in consolidating debt but not sure what your options are? If you own a home, refinancing may be an option. A client whose breakage penalty with a fixed rate was $30K decided to take that option. They changed to a variable rate (half as higher as the previous rate) where they were able to pay off their debt which incurred $7K a year in interest. Even after deducting the $30K penalty, they were still $45K better off in the next 5 years! One of football's most admired quarterbacks retired minutes after delivering an incredible speech at the @10xGrowthConference this weekend He spoke some amazingly wise words that demonstrated his winning attitude. He is one of the rare athletes who is truly destined for more success after retirement as his heart of a lion and rock-solid morals are bound to improve the world in dramatic ways. I am by no means a massive football fan nor did I know much about Drew before this speech but it became very clear that he possesses incredible things to offer the world as he turns a chapter: https://www.cnn.com//drew-brees-kids-retirement-message-so

Seinfeld said it best in his interview with Tim Ferris earlier this year as he jokes about how life purposely tries to beat you down especially after age 43. He has stood the test of time in the most aggressive and unforgiving industry out there - standup comedy. To stand the test of time, Jerry is a major proponent of deep and focused work sessions complemented by rewarding behaviour to keep motivation levels high. For example, after you complete a creative project like a video script or blog post...DO NOT ask for candid feedback that same day. Bask in the glory before your trusted friends or editor poke holes in it. Work hard and treat yourself to outlive others!

Besides a steamy night of online home hunting or recounting those precious pre-Covid travelling expenses that mortgage application is making you recall (and hopefully not regret), here are some other less exciting things to do: https://www.townandcountrymag.com//quarantine-valentines-/

If you were planning to apply for mortgage financing around the Summer of 2020 and were concerned about the minimum credit score increase by CMHC, do not worry! Great news for first-time home buyers! Coming up this spring, the government will match your down payment up to 10% on a home price as high as $720K. This means that you may lower your monthly payment and receive help from the government. However, if you choose this option, be sure that you understand what it means to have the government's own equity in your home first. Only 25% of Canadians choose variable rate mortgages for peace of mind without doing the napkin math! On an average $300,000 mortgage, you would only pay $39/month extra...how does that compare to being part of the 66% of Canadians who break their mortgage early and are likely to pay $15,000-$50,000? This vs just a couple thousand when it’s a variable mortgage
