Please, please, please be very careful when entering into rental/lease contracts for furnaces, hot water tanks or air conditioning systems. More often than not these leases are borderline criminal, with the fees they charge to get out of them. There have been numerous legal cases to back this up when homes have sold and problems arose because of these contracts.... They are an absolute red flag when I’m showing properties to clients, or speaking with potential sellers. Read the small print, some of these are lifetime equipment leases , or extremely long term and can cost thousands of dollars. I’ve actually seen people spend close to $24,000.00 to buy a furnace agreement out with Reliance. I’m not a lawyer but always available to discuss these types of offers and direct you to someone who can assist you with the contract. BOTTOM LINE - Leasing is not always a better way and the agreements should be heavily scrutinized!
