Not only has the city of Vaughan experienced robust growth over the years, but the home values have as well.... In 2001, this semi-detached home in Maple was listed at $237,00 and sold for $229,000 after 48 days on the market. Twenty years later, that same home sold for $999,000, an increase of $730,000 in equity. Imagine if maybe throughout the 20 years you borrowed (leveraged) some more equity for another deposit for another property. By now, your home could have been close to mortgage free and a second property could have been earning rental income monthly. What is the impact of waiting to buy or invest? Aside from having to pay more at the outset, you may miss out on potential rental income and growing your real estate portfolio. Sometimes, going with your gut is the right way to move forward. We can easily make excuses not to execute a plan, but a gut reaction doesn’t give us time to dwell on consequences. Twenty years from now, the sandwich generation (like me!) will be 70. Prepare your Pipes for Frosty Weather! As the winter season approaches, it’s important to prepare your home water system for the cold weather to come. Extremely cold temperatures or fluctuations between warm and cold temperatures can cause household pipes to freeze, burst or leak. The City of Vaughan is encouraging residents to monitor outdoor water equipment before the temperature hits below freezing and throughout the winter to ensure leaks are caught as soon as possible. F...ollow these important tips to prevent frozen pipes this winter: Insulate pipes that are near outside walls, in crawl spaces or attics. Seal any leaks that allow cold air inside. Apply low-wattage pipe wrap heating. Drain the water from the pipe by opening the tap at the lowest point in your house (basement) if you’re shutting off the main water valve coming into the house. Turn off outdoor taps the shut-off valve is typically in the basement. Once this is done, keep outdoor taps in the open position so any water remaining in the pipe can expand without causing the pipe to burst. Keep the garage door closed as much as possible if you have water supply lines in your garage. Disconnect and drain garden hoses and winterize sprinkler systems, pools and spas as per manufacturer’s guidelines. Watch for frost or condensation on your pipes or a drop in your water pressure throughout the winter.
