On The Danforth magazine is talking about Laneway Houses! This article features Christine and our Laneway Loft project! Great insight about the number and quality of laneways in Toronto's Danforth neighbourhood. The article also says that City Council will be voting on expanding the laneway suites program to Etobicoke, North York, and Scarborough, however that has already happened. The program is applicable to all of Toronto (save a small zone in Rosedale/Yorkville).
Great news! In follow up from the case made to the OBCC by LGA architectural partners in December, the Commission has allowed their client to use automatic sprinklers in his laneway house project in order to get around the rule of 45m maximum distance to the street and 90m to a fire hydrant. This decision applies specifically to this project - for now. In about four months, the OBCC will issue an official written version of the decision. Once thats done, the City and the Fir...e Department need to sign a new memorandum of understanding. Only then can it be more widely applicable. In the meantime, this decision certainly helps as a positive precedent for other projects that are going through similar issues when making their case! Congratulations, LGA architectural partners! Big News! We just found out that the City has officially signed a policy that allows you to use space on your neighbour's property to qualify for the 1m side access requirement! It is still an "internal" policy, so we are waiting for official documentation to be released. As soon as it is, we will let you know! It will involve entering into a legal agreement with your neighbour and the City, which then gets registered on title. So, for all of you with 1m of space beside your house but it's not all within your own property lines, fear not! We will follow up again when we have all the information required for you to move forward with a laneway house!
Please consider showing your support alongside LGA architectural partners on December 12th as they make a case to the OBCC that will enable the Toronto laneway house program to really flourish. We are all so excited by the potential of the laneway house program, for its promise of increasing housing and healthy density in our growing city. We continue to meet so many keen and willing homeowners, but too many of their properties can't qualify, or if they seem to qualify there are conflicting rulings among the different regulatory bodies. We would like to see permitting processes that are more aligned with each other, more consistent, and more inclusive across our city. We hope to see you at the hearing on December 12th!

Great news for the whole City of Toronto: Council has approved laneway suites across all of Toronto, and in all Residential (R) zones! We are hoping there will be no appeals and that the program expansion will proceed! Stay tuned!
