Architecture appreciation post It's been a while since I've done one of these so decided would come back with one that I eventually want to see come to fruition for myself. I have said for quite a while that I would like to see my primary residence set on a few acres in the Lower Mainland and what is an acreage without a cool-ass barn to go with it. With that said, I present to you, The Barn. . "Whatever the attraction, the architectural barn style was the look that the hom...eowners were after when they decided to add a guesthouse to their 15-acre property on Tucker Ranch. The couple’s architect and friend, John Carney of Carney Logan Burke Architects in Jackson, equivocated - for a minute. I remember they handed me photos of the real barns." . "But because the barn shape is very classic and traditional, Carney says, we knew we wanted to add an element of surprise in the design. That surprise took the form of a huge second-story gridded glass wall, which looks due north to the Tetons and the Jackson Hole Mountain Resort and has two lower hopper windows that open up to provide fresh air. "The whole thing is proportioned to look like a loft hay-loading space, as if it were big double doors you brought hay into," says Carney." It will be cool to see how office space adapts to the new wants and desires from employees such as a flexible work model. Being able to spend a few days in the office and a few days at a shared office space of some kind makes the week a tad more interesting I think and has the potential to support other business's.

I've been preaching for a long time that the future of affordable housing in Vancouver will be housing specifically for essential workers such as policeman, fireman, nurses, city workes, etc who are needed in a city like Vancouver but find it challenging to rent or buy in Vancovuer due to the ceiling in income for that essential line of work. Glad to see Reliance properties is taking a stab at this and the City of Vancouver is finally looking at realistic projects that don't comply with established city building policies and bylaws.

The Bank of Canada had an interest rate announcement today. The overnight rate is remaining at 0.25% and they gave some indication as to when we should expect interest rate bumps. The overnight rate has a direct effect on interest rates for mortgages. When the overnight rate goes up, mortgage rates follow suit. From BCREA: "The Bank also reiterated forward guidance on future interests moves, committing to holding the policy rate at 0.25% until slack in the economy is absorbed and inflation is sustainably trending at 2%."

I came by this quote in an article today and in one paragraph CIBC World Markets deputy chief economist Benjamin Tal managed to explain why the rental market was hit so hard in certain markets and why the transactional real estate market has been on fire the last few months. 80% of jobs lost were in the service sector. Many of them were low-income and many of them were renters. So, the impact was on rent as opposed to homeownership. We are seeing a situation where homeowners...hip actually went up. Why? Because 25% of Canadians are telling us that they are considering buying another unit during this recession. Why? Because their job is still there and their income is still there and interest rates are in the basement. That is an opportunity that they’ve been waiting for and that’s why we’re seeing some demand come from domestic homeowners, not foreign. See more

Architecture appreciation post As we're getting closer to winter I have taken a keen interest in winter retreat properties and this one especially caught my eye. In the Lower Mainland, we get a lot of rain in the winter which I personally find quite relaxing. I picture myself sitting in the living room of this house with floor to ceiling windows, a natural stone fireplace with trees & mountains out in the distance while it rains down peacefully outside... One day. . "Locate...d on a rural site on Whidbey Island, a local family sought a new home and retreat on the site of their family farm. Out of respect for turn-of-the-century agricultural buildings located on the site, the home ticks into the edge of a densely forested hillside, overlooking chicken sheds, a weathered red barn, cattle fields, and a fishing pond. The house appears intentionally modest and humble from the valley, deferential to the pastoral farmlands below. The house was designed as both retreat and part-time residence for a growing family with strong local roots going back several generations on the island. Intended for summer BBQs, fishing retreats, and family gatherings, the house was designed to be flexible and durable, and reflect the layered history both of the site and the family itself." . "While designed to be comfortable for two, the house accommodates up to 20 people, with a four-bedroom main house and a compete bunkhouse for the many grandchildren and guests.
