The most important being, it reduces long-term repair costs. A properly maintained and sealed asphalt parking lot or driveway will reduce long term repair costs & early replacement. Sealcoating can give back the new black look you loved when your asphalt was first installed. Sealcoating should be completed with 12 months of any paving projects. Are you in the market for a new driveway or perhaps you’re building a new home and need to decide how to pave your driveway. There are two traditional options to choose from- Asphalt or Concrete. There’s no denying that they’re both great options, but they each come with their own set of pros and cons. In Asphalt the adhesive used is tar and in concrete it is cement. Tar, while more inexpensive than cement is softer and degrades easier and faster. However, with proper main...tenance this negative attribute of asphalt can be diminished. The first question all homeowners ask is which product is most affordable. For this question, Asphalt takes the lead as it is cheaper to install than concrete, with that being said, it doesn’t include maintenance costs. Asphalt definitely requires more maintenance. When it comes to which product lasts longer, concrete is the obvious winner. On average, concrete driveways last around 30 years, while asphalt driveways lasts around 20 years. An Asphalt driveway is easier to install & most installers will tell you (with care and some limitations) it can be used within a day or so of being completed. Concrete on the other hand, is more time consuming to install and will need about a week or so to cure. When it’s time to replace your driveway, Asphalt can be repaved or resurfaced whereas concrete will generally need a full replacement. Cracks and holes in asphalt can be repaired by a contractor or a careful homeowner, large repairs may need to have a section cut out and repaved. Cracks in concrete can be repaired but are often seen as unsightly by homeowners.
