We asked Lucas Hammond his advice for first time home buyers looking to purchase t...his year, and here’s what he had to say: First thing I’d recommend is talking to your bank or a mortgage specialist to know what you’re approved for. Especially in this highly active market, being pre-approved will increase your buying power! Second thing is patience - In this market many experience buyers are making split-second decisions on properties in order to secure an accepted offer, and many places are going well above asking price. This could be extremely intimidating for a first time buyer on a limited budget. I believe Patience is the key and it may seem daunting at first. I would recommend taking your time and get out there viewing properties to really discover what suits your needs before pulling the trigger.

The Federal Government is increasing first time buyers incentives in three markets: Toronto, Vancouver, and Victoria. Starting in spring 2021, the maximum home price to be eligible for the shared equity mortgage program will get bumped from 4 to 4.5 times the household income. Buyers total household income threshold is also being raised from $120,000 - $150,000.... This will give first time home buyers more buying power!
