Now more than ever you need to ensure you have this completed and required paperwork in place before starting to even look. Don’t look at homes already listed at your max budget. Look lower so that if you find the right home, you have the room to go higher in price. Write a Love letter to the seller. It might sound silly but this can help sellers to choose your offer. It doesn’t always work, but it has the potential to. I helped a buyer recently to do this and it ultimately did result in the successful acceptance of their offer even with a significantly lower price than other competing offers. Our November stats are in and show that our housing market is still going strong. Although sales decreased in September and October, we attribute it to a lack o...f inventory, not weakening demand. Last month, 422 single-family detached properties (excluding acreage and waterfront) sold on the MLS System compared to 318 in November 2019, a 33 per cent increase. Sales dipped by 19 per cent from October. In the condo apartment category, sales rose by 65 per cent year over year and decreased by 17 per cent from October. Row/townhouse sales increased by 84 per cent from the previous year but dropped by eight per cent from October. Prices continue to rise in most areas, with the benchmark price of a single-family home hitting $540,300 last month, a four per cent increase over November 2019. The benchmark price of an apartment reached $310,200, up four per cent from the previous year. In the townhouse category, the benchmark price climbed to $441,600, an eight per cent increase over last year.
