Yes! A home inspection when buying a home is highly recommended to help you protect your investment! . . A home inspection will take place after your offer is accepted within your inspection contingency! ... A licensed home inspector will go out to the property & tell us the condition of the property. They will tell us about the roof, plumbing, electrician, HVAC, etc - basically the bones of the house! If they recommend a further inspection, then we will call out a licensed professional ! Afterwards, if anything is needing to be repaired or replaced, we are able to negotiate with the sellers to fix it, replace it or give credits towards the repair, in what we call a request for repairs (depending on what’s negotiated between buyers and sellers). . Inspections are so important so you know the condition of your home! It’s your right as a buyer to do inspections within your contingency period! . . Schedule "no spend months" throughout the year - try one in February where you don't buy anything that isn't a necessity and see how much money you can put away into savings from that alone! 2. Use an envelope system - Dave Ramsey is known for his envelope system where you categorize all your expenses including enterta...inment, clothing, groceries and break down your budget with a specific amount for reach category. Once that "envelope" is used up, you can't spend any more money from that category. It will help you better manage money and not spend it on unnecessary or unplanned things. People either love or hate this one - what do you think? 3. Set up a monthly money review process - This is like doing what we did on Day 2 of the challenge and making it part of your monthly routine! - This is great for keeping an eye on what you're spending money on so you can cut back where needed! 4. Use the 72 Hour Rule - This is a favorite! If you have the idea to purchase something - whether it's that one click buy from Amazon because you really wanted that new book that Amazon "suggested" or that gadget you just have to have for your kitchen! Well instead of hitting that one click buy, hit add to cart, then wait 72 hours to make the decision to buy it! Stop the impulse shopping in it's tracks! 5. How do plants purify our air? Let's look back at science class: During photosynthesis, plants convert the carbon dioxide we exhale into fresh oxygen and remove toxins from the air we breathe. NASA tested this theory in a landmark 1989 study when they examined how popular houseplants diffuse many toxic chemicals including the following: Formaldehyde, which can cause irritation to nose, mouth, and throats.... Benzane, which can cause irritation to eyes, drowsiness, dizziness, increase in heart rate, headaches, and confusion. Trichlorothylene, which can cause dizziness, headache, nausea, and vomiting. In that study, they found several, no-fuss plants that actually filter out the bad stuff and easily grow indoors. How many plants do you need to purify a room? The more plants, the better. To reap the benefits, have at least two plants per 100 square feet. Keep in mind that plants with larger leaves think: palms purify air quicker. Bill Wolverton, the man behind the NASA study, also recommends fern and ivy plants because they take up the most surface area.

Here are a few reasons people are reconsidering where they live and why they’re expecting to buy another home this year. 1. Record-Low Mortgage Interest Rates In 2020, the average interest rate for a 30-year fixed mortgage hit a record low 16 times, continuing to fall further below 3%. According to Freddie Mac, the average 30-year fixed interest rate today is 2.65%. Many wonder how low these rates will go and how long they’ll last. Len Keifer, Deputy Chief Economist for Fred...die Mac, advises: If you’ve found a home that fits your needs at a price you can afford, it might be better to act now rather than wait for future rate declines that may never come and a future that likely holds very tight inventory. This sense of urgency is driving many to buy this year. 2. Working from Home Remote work is a new normal for many businesses, and it’s lasting longer than most expected. Many in the workforce today are discovering they don’t need to live close to the office anymore and they can get more for their money by moving a little further outside of the city limits. David Mele, President at Homes.com, says: The surge in the work-from-home population has rewritten the playbook for many homebuying and rental decisions, from when and where to relocate, to what people are looking for in their next residence. The reality is, for some people, working remotely in their current home is challenging, especially when there may be other options available. 3. More Outdoor Space Another new priority for homeowners is having more usable outdoor space. Being at home is driving those in some areas to seek less densely populated neighborhoods so they have more room to stretch their legs. In addition, those living in apartments and townhomes are often looking for extra square footage, both inside and out. According to the State of Home Spending report by HomeAdvisor, of the households surveyed, almost half reported spending 27% more on outdoor living over the past year. This is a trend that’s expected to grow in 2021 and beyond. 4. Avoiding Renovations It’s recently come to light that many homeowners would also rather buy a new home than go through the process of fixing up the one they have. According to the 2020 Profile of Home Buyers and Sellers report from the National Association of Realtors (NAR), 44% of homebuyers purchased a new home to avoid renovations or problems with the plumbing or electricity. Depending on what needs to be addressed, today’s high buyer demand may make it possible to skip some renovations before selling. Many of these homeowners have prioritized buying over renovating for convenience and potential cost savings. It’s clear that homeownership needs are changing. You just got an offer, now what? Let’s break down your negotiating power 1. Length of contingencies: When a buyer submits an offer, they will include any necessary contingencies such as the home inspection, appraisal, and financing. These contingencies have deadlines attached to them in your contract. If you are trying to juggle a double move (sell your house and buy) you'll want to make sure these deadlines aren't being extended longer than necessary. ... As the seller, you have the option to write a counter offer and reduce the contingency deadlines to what you and your real estate agent think is more reasonable if needed. 2. You want to close on a specific date - let the buyer's agent know that before they even write the offer (if they give you a head's up). In most cases at the moment, the ball is in the seller's court due to the lack of inventory. That gives you more negotiating power which means if you aren't ready to move out for 90 days, you can likely make that happen! 3. Those dreaded repairs from the home inspection ..... here's the thing, you don't have to repair every single thing the buyer asks for, much less every single thing on the report. Everything is negotiable. We go over those as they come up because we have no way of knowing in advance. If there are major repairs that affect the value, safety or health of the property, those are the things you'll most likely need to take care of to get to the closing table. Then maybe the buyer would agree to a credit so they can handle them they way they want after closing. (Tip: that usually works out best and is less of a headache for you). 4. The buyer's security deposit - the earnest money! You can always counter an offer and ask that the buyers increase their earnest money amount. There are a variety of factors that would determine whether or not that is necessary that we can discuss at the time of the offer!
