**Vancouver Housing Market Update** What a wild month to end a wild year! If I could describe the Vancouver market in one word it would be: Resilient. 30,944 total sales equates to a 22.1% increase from 2019. The robust December sales fall away from the seasonal slower trend. We’ve never seen a December like that but we also have never experienced a global pandemic like Covid-19. As Vancouverites, we adapt and pivot; our housing needs shifted and interest rates hit rec...ord lows which became key drivers for the 2020 activity. As it stands, the supply of homes for sale will be a critical factor in determine home price trends in 2021. If you’re thinking of buying or selling, I’d love to hear from you! 778-838-5074 [email protected] #vancouverrealestate #marketupdate #vancouverrealestateagent #realestate #realestateagent #topproducer #luxuryrealestate #vanre #resilient #homeforsale #forsale #sold #homeowner #realtor #spgrealty #firsttimehomebuyer #vancouverhousingmarket #mortgage #lowinterestrates #milliondollarlisting #nortvan #eastvan #westvan #westside #downtown #southvan See more

First impressions impact our decision making process which is why staging your home is an important part of selling! Typically, a well-staged home will sell faster for a higher price and when we put our best foot forward, we are showcasing your home at its full potential. Though I recommend professionally staging your home, it can get costly and in today’s day and age, anywhere we can save a little moola is appreciated. So here are 4 DIY home staging tips:... Declutter and Depersonalize The objective is to have potential buyers walk in and envision the property as their home. Remove any photographs and cutter that may be unique to your personal life to let the potential new owner visualize what THEIR life might be like in that home. AKA: hide the evidence someone currently lives there. Clean Clean Clean Make your home SPARKLE. Clean every nook and cranny; I’m talking shower grout, baseboard ledges, under the couch, corners of the sink, under and around stove dials, dusty blinds, etc. Clean like you’ve never cleaned before. A squeaky clean home suggests it’s been well taken care of and the potential buyers will leave with a fresh feeling. If you come across scuffs that require a little more TLC, Mr. Clean Magic Erasers are miracle workers. Simplify Your Furniture Fewer pieces of furniture make your home look more spacious and in the WFH era, space is gold. Visually expand your space and make it more desirable by editing down to just the basics. Help the buyers navigate through the home by creating as much open and walkable space as possible. Create Vignettes Vignettes are small scenes that create a focus and set a mood in a room. Ex: a dining set laid out or a cozy book corner. Create warm, inviting settings people would want to insert themselves into by arranging neutral items in odd numbers. Start with the most important rooms first: living room, kitchen, master bedroom and dining room. The agent you choose should be able to guide you in ways that can add value to your home. Starting the New Year on a positive note with a little bit of client love Viewing many beautiful homes in different areas allowed L&M to narrow down what was most important to them and their family. We weren’t ready to dive on anything that wasn’t absolutely perfect and checked ALL the boxes so when the unicorn came to market, we were ready to secure it in multiples! Happy clients = Happy agent ... Thank you for trusting me with this next chapter! Is 2021 Your year to get into the real estate market? I’d love to hear from you and put a plan together! 778-838-5074 [email protected] #5starreview #clientlove #review #happyclients #newyear #matchmaker #unicorn #vanre #vancouverrealtor #vancouverrealestateagent #vancouverrealestate #vancouver #luxuryproperty #forsale #sold #realtor #propertyhunting #firsttimehomebuyer #homeowner #buydontrent #lowinterestrates #mortgagebroker #investinyourfuture #workyourplan #goalsachieved #workhard #eastvan #downtownvancouver #spgrealty

COVID-19 UPDATE: The Pfizer vaccine and the Moderna vaccine have been approved for use by Health Canada. So where do you fit in the timeline? According to Health Canada there are 2 priority groups:... 1 First Priority Group: Long-term care and assisted living facility residents and staff Health care facility staff for COVID-19 patients in settings like Intensive Care Units, COVID-19 wards and emergency departments Indigenous people living in rural or remote communities High risk people living in group settings like shelters People over 80 years old The goal is to have these groups vaccinated within the first 3 months of 2021. 2 Second Priority Group: In spring 2021 as more vaccine becomes available, a second phase of vaccination will begin for: Older people under age 80 in descending five-year-age groups, with a focus on the oldest people first Key frontline workers including: - All other healthcare workers - Police - Fire and first responders - People working in grocery stores - People working in K to 12 education settings and child care providers - People working in transportation - People working in manufacturing and production facilities Everyone else will start to become eligible in increments by risk, starting with those aged 75 and up, and moving downward in five-year age groups. The goal is to have everyone vaccinated by the end of 2021. Until then, we all need to continue to protect each other by following public health orders and: Washing our hands Staying home when sick Staying physically distant from people we don’t know Wearing a mask in public indoor spaces Stay safe everyone! we will get through this together. #staysafe #chooselove #protectyourcommunity #supporteachother #community #keepyourcommunitysafe #iheartvancouver #vancouver #gastown #covid19vacccine #covid #vancouverrealtor #realestateagent #art #architecture #vancouverrealestate #loveyourcomminuty #wearyourmask #washyourhands #socialdistance See more
