Closing costs are often a surprise! I try and prepare all my clients to ensure this does not happen. There is also appraisal, inspection and the actual legal costs as well as Property Transfer Tax that can come into play which can really add up! Be sure you cover all the costs required to close your transaction, there is much more than just the down payment to consider when buying a home.
