How to find your winning audience when advertising online? Your winning audience is the one that gets you the best results for the least amount of $. The answer is simple TESTING, TESTING, TESTING! ... You may have the perfect offer or idea, but showing it to the wrong people will just not end well. Advertising is all about balance. Putting together the right combination of ingredients into a strong ad AND showing it to those that are more likely to take action is where you will get results. IT'S AN ART! Before you give up, try the following: Create a few variations of your ad (i.e. different pictures or headlines) Think about your perfect client and identify a few personas based on their interests, demographics, etc. Create a few audiences based on the above personas Show the same ads to each audiences/persona Assign a daily budget Don't touch it for at least 3-5 days Analyze your results, kill the bad ones and scale the good ones Pro tip: Trusting the algorithm and leaving things "open" may also pay off in some instances. Most Real Estate ads out there are trying to generate leads but they are missing a VERY important thing An offer or "hook". Think about what your lead's pains and desires are, that is what your ad should be about. Not about you .... Hint: People would love to buy a HOME, not a picture of you saying "If you want to a buy a home, contact us". Sadly, most people miss that point and often end-up getting crappy leads or no leads at all Focus on their pains and desires, you will see the difference.

The money is TRULY in the follow-up! Most people are not good at it or; They are afraid to pick up the phone ... ... On average, it takes at least 7 touches to connect with a lead . You can't say the leads suck, if you have no tried to apply these tips below. 1. Call your leads ASAP, if no answer try two more times then leave a voicemail and SMS, all on day 1 2. Schedule time to follow-up with older leads EVERY day 3. Invest in a CRM that allows you to set-up automated SMS, Email, Voicemail and Call campaigns 4. Set your campaigns in a way that the goal is to get a response and provide additional value 5. Once you get a lead on the phone, build rapport and convert to appointment ASAP 6. Don't take the appointment for granted. Set reminders and continue to follow-up and provide value until the appointment day OR you can hire an agency that has done the above 1'000s of times to maximize your results and save you LOTS of time.
