Answer: Even though you have not made any exterior changes, a certificate of location is now quite detailed compared to years ago. Land surveyors now have an added obligation to consider many more elements when performing and drawing up a survey, so notaries and banks in most cases will require a recent one. Some of the changes affecting a property are not always apparent on the old survey: cadastral number, municipal by laws, zonage, flood zone designation and additions or removal of accessories like heatpumps, cabanas, fences, decks, pools.
