H O M E. Learnt first hand that the virus is no joke. I tested positive for Covid a couple of weeks back and the symptoms were more severe than what I have been hearing others experience. I isolated at my sister’s house whose household was also positive. The hardest part was being away for 5 days from my daughter and wife. It feels great to be back home. Thanks to my clients for the patience while I was off work. Thanks to my family who took care of me and helped in my househ...old while I was away. Moving forward, I will be putting a little more focus on health. I mean, how are you supposed to get that home you wanted without me .

To start, let's revisit 2018's real estate market. We saw incredible jumps in the price of real estate for the last 2+ years, where multiple and subject-free offers occurred. As a buyer, you would get outbid over and over again. Sounding familiar so far? However, the biggest change in 2018, was the introduction of the mortgage stress-test, where clients must qualify at a higher interest rate that what they are paying for. Accompanied with rising rates, real estate prices mos...tly flat-lined with some small dips, but overall still a win for those who got into the market. Fast forward to the end of 2021, where we saw the real estate prices shoot up at an even faster pace, despite facing a higher mortgage stress-test rate than before. The forecast for 2022 does involve a rise in rates, but is it enough to see a change in the overall real estate market? Or will an introduction or revision of a mortgage policy need to occur like the one in 2018? The annual review done by the Office of the Superintendent of Financial Institutions was completed yesterday deciding to not change the mortgage stress test rate despite rising home prices through Canada. Here a reminder of what the stress test is. And NO, it is not a measurement of how stressed you get when applying for a mortgage (besides, working with me is stress-free ). The stress rate is the qualifying rate used when applying for a mortgage. This means that even though... you are getting a low rate, you'll need to qualify for the higher of either 5.25% or 2% over your current rate. This is great news for those still looking in getting into market, but it is uncertain how long this stress test remains at its current calculation meaning its better to act sooner than later.
