Once again, the Toronto and area resale market delivered eye-popping results. As compared to last January sales were up by over 52 percent and the average sale price increased by almost 16 percent. In absolute numbers January produced an unprecedented 6,928 sales there were only 4,546 last year and the average sale price came in at $967,885 for all properties sold throughout the greater Toronto area. Toronto’s remarkable resale market had another exceptional month in January. Sales activity in all categories was up dramatically with condo apartment sales up by almost 86%, followed by semi-detached properties at 48% compared to last year. Condo prices in the City of Toronto declined by 8% compared to last January. Low mortgage interest rates and housing frenzy driven by the pandemic continue to drive the resale market. These are the key takeaways Home buyers continued... to take advantage of record low borrowing costs in January, especially those looking to buy some form of single-family home in the low-rise market segments. New listings were up on a year-over-year basis in January, but not by the same annual rate as sales. This frenzied sales activity translated into tightening market conditions this January compared to last resulting in the continuation of double-digit growth. Competition between buyers for freehold homes has been extremely strong in many neighbourhoods throughout the GTA, which has continued to support double-digit annual rates of price growth. In contrast to the freehold market segments, buyers continued to benefit from much more choice in the condo apartment market compared to last year, particularly in the City of Toronto. The number of active condo apartment listings in January was almost double that reported in January of last year. More options in the condo apartment market translated into an 8% year-over-year decline in the average condo apartment selling price in the ‘416’ area code. If we continue to see condo sales growth outstrip condo listings growth, we could start to see renewed growth in condo prices later this year. Stay tuned for a more in depth analysis! The Toronto real estate market in December 2020 unfolded like no December before. Sales of all property types, including condos, looked more like late spring numbers than what is normally the market’s performance during the holiday and year-end season. With interest rates at historically low levels, and retail shops shuttered by the provincial authorities, it appears as though buyers went shopping for real estate instead. Key takeaways: While the housing market as a whole r...ecovered strongly in 2020, there was a dichotomy between the single-family market segments and the condo apartment segment. The supply of single-family homes remained constrained resulting in strong competition between buyers and double-digit price increases in average selling prices for detached houses, semi-detached houses & townhouses. In contrast, growth in condo listings far-outstripped growth in sales. Increased choice for condo buyers ultimately led to more bargaining power and a year-over-year dip in average condo selling prices during the last few months of the year. However, this may be somewhat of a short-term phenomenon. Once we move into the post-COVID period, we will start to see a resumption of population growth, both from immigration and a return of non-permanent residents. This will lead to an increase in demand for condominium apartments in the ownership and rental markets. October numbers are out and the data continues to illustrate that sales activity is higher than ever in the detached market segment, with the pace of annual sales growth far outstripping the growth in new listings the Toronto real estate market has continued to be fuelled by people’s desire to change their home’s location as a result of the requirement for more work-from-home space and the hope for more land as more families look for less density. This October’s sales of ...10,563 marks the 4th month in a row of year-over-year increases for the Toronto & area market place up 25.1% from last October. Sales growth in October continued to be driven by ground-oriented market segments, including detached & semi-detached houses and townhouses. Annual growth rates were even higher for sales reported in the 905 regions surrounding the City of Toronto. The economic recovery in some sectors, coupled with historically low borrowing costs, has kept home purchases top-of-mind for many GTA residents. With this being said, we have not accounted for all of the pent-up demand that resulted from the spring downturn. We continue to expect record, or near-record, home sales for the remainder of 2020. In Toronto’s 416 area, detached property sales increased by 19.6% and semi-detached properties by a staggering 29.6% compared to last October. Condo sales did not fare nearly as well, contracting by 8.5% this is the first time since April 2020 that we’ve seen negative year-over-year sales numbers. Condo buyers have benefitted from much more choice compared to last year. Pre-COVID polling already pointed to an increase in investor selling in 2020. The pandemic only added to this trend with a stall in economic growth & a halt to tourism impacting cashflows for many investors. October was yet another month that saw a dramatically higher number of new listings coming to market 36.4% YOY. If new listings continue at this pace, they will have an impact, helping the market to move away from the seller’s market we have continued to experience, and ultimately, having a moderating affect on average sale prices. #torontorealestate #torontoluxurymarket #realestatestats
