April real estate stats are in for the city of Edmonton and surrounding area. . Total residential unit sales in the Greater Edmonton Area increased 284.5% compared to April 2020 and increased 17.6% from March 2021. New residential listings are up year-over-year, increasing 140% from April 2020. However, it’s important to keep in mind the state of our province last April with the first wave of the pandemic and provincial lockdowns. This has a direct impact on year-over-year nu...mbers. . New residential listings are also up month-over-month, increasing 10.3% from last month. . All residential average prices are at $389,773, down 0.4% from March 2021. Single family homes averaged $458,444, an 0.1% increase from last month. . All residential listings averaged 37 days on market, a 27 day decrease from April 2020 and a 5 day decrease from March 2021. . The number of new residential listings is also up year over year, increasing 51.6% from March 2020 and up month over month, with a 55.7% increase from February 2021. .... . For the month of March, single-family homes ales are also up 118.2% from March 2020 and up 53.5% from February 2021 at 1,586. . . All residential average prices are up to $391,219...a 13.7% increase from March 2020, and up 3.5% from February 2021. . . Just finished a listing appointment at this cute Queen Alexandra home. Let me share how it all came about. .... Last year when we were all in the midst of the Pandemic, I volunteered in my community to help in any way I can. I was matched up with an elderly lady who was in a 2 week quarantine after returning from Europe. I picked up and delivered groceries for her a few times over the course of the 2 week period. It was really no big deal since we shop at the same store a...nd she is literally 3 blocks from my home. Of course I left her with my business card, because that’s what people in the business of selling things do! .... Well, on Monday she pulled out my business card and called me, asking if I would sell her house as she is moving to Victoria, BC. ....
