***BIG NEWS!!!!*** CMHC is considering changing the minimum down payment from 5% to 10% for all purchases of a principle residence. Currently a buyer can put down as little as 5% on the first $500,000 and 10% thereafter. With the proposal being considered, this would increase a purchasers required down payment by $25,000 on a $500,000 purchase and take many potential buyers out of the market. The bench mark qualifying rate for the mortgage stress test has been lowered fro...m 5.04% to 4.94% as of May 25th, meaning you could qualify for a larger mortgage. Basically what this means: If you've been waiting to see what the market was going to do, GET ON IT!! Money is cheap, rates have been lowered and down payments could be going up. You're going to kick yourself if you miss out on this perfect storm!
