I keep hearing about the lack of inventory - which is undeniable. April saw 377 fewer listings compared to the year before. But its not the lack of new listings coming out but rather the high sales volume that is creating this lack of inventory. If we look at the avg number of new listings per month from 2014-2019 and compare that to the past 12 months the numbers are actually very close to normal - other then Apr/May/June last year which were substantially down. And given the high sales volume since Aug last year we have never been able to catch up to normal. Or is this the new normal...
