Sometimes lightning strikes at the very first property I visit with clients! We took a look at others but this co-property on Beaconsfield had set the bar high, and we quickly made an offer. Happy to say that all conditions have been met and this renovated upper duplex will soon be home to a delightful young couple.

Happy to end 2020 on a positive note for dear friends of mine, who trusted me with their house search and will soon be calling Châteauguay home!

Just Sold! We prepared meticulously for this unique quadruplex listing in LaSalle. The results? We received twelve offers within days of launch, and the property sold for $61,000 over the asking price. We knew there would be challenges with the marketing of this property - with the sellers' collaboration, we were able to take steps to smooth the way. Very happy for our vendors, who had hoped for a sale before the holidays. We delivered a sale within 5 days of listing!

The preparation for this listing took almost 3 weeks, and included a pre-listing inspection. This unusual step helps to protect the sellers, even in a market which favours them. Making the report available to potential buyers meant that savvy investors had a lot of the information they needed to make a decision, even without having the chance to visit before making an offer. Within one day of the listing launch, we had received 9 offers, and I’m pleased to report that one has been accepted! More hurdles to clear, but I’m very pleased for my clients.

This is a stunning lower-duplex project in Rosemont. So many common lower-duplex issues (cramped kitchen, lack of natural light, lack of storage, underused basement space) are beautifully resolved here with a kitchen placed at ground level in a new extension, which then connects to a double-height den.
