The stats are in for November Prices are Inventory is Sales were down 24.12 per cent over last month, but up 17 per cent over November of last year. New listings were down 28.98 per cent over October 2020 and up 16.3 per cent over last November. The average price for residential properties was $722,317, which was up 0.11 per cent from last month and up 21.2 per cent from November 2019. The Stats are in for October Sales were down 7.6 per cent over last month and up 23.7 per cent over October of last year. New listings were down 12.8 per cent over September 2020 and up 5.5 per cent over last October.The number of active listings available at the end of the month was 39.8 per cent lower compared to the previous year. The trends this Fall are not reminiscent of what we would normally see with October activity slowing slightly compared to September an...d this is due to 2020 not being a typical year, says RAHB President Kathy Della-Nebbia. As a result of COVID-19, we experienced a delayed Spring market and a surge in record activity over the Summer months when the province began to reopen. We’re always studying the numbers. One market statistic we like to keep an eye on is Months of Inventory. Basically, it tells us how long the current supply of available properties would last (assuming no more listings are added), if the current rate of sales remained constant. Or# of properties/# of sales. Rule of : 4-6 months = balanced market > 6 months = buyer’s market < 4 months = seller’s market ( you are here)... Here are the numbers for all residential sales in Hamilton since the start of this year, and the past five years. Notice the relationship between months of inventory and average sale price. When MOI is low, prices tend to spike (let’s not overthink itsupply and demand). MOI has been at 1 or lower since July, and September saw the lowest number (0.9) since April 2017. As we approach the end of October, we’re at 1.1 month’s of inventory and an average sale price of $665,691. When will this market slow down??? (Source: RAHB)
