Instead of what most people get caught up doing these days with some much information out there, which is trying to pick the bottom before purchasing. Just purchase faster and hold the property for longer and you will win. The risk is to high for you to be quickly priced out of the market for you to be doing all of this front end nitpicking on where the market is and could/should go. Be very careful who you listen to in wanting to wait to begin your real estate journey, because time is money!
