Buying or selling real estate with a tenant? Hoping to rent out the lower suite? As we head into another busy real estate season, it’s a good idea for sellers and buyers alike to brush up on the new tenancy requirements/restrictions on rent increases and ending fixed-term tenancies. According to changes to the law last December, fixed-term tenancies are no longer over at the end of their term unless very, very specific exceptions apply. Likewise, rent cannot be increased on a tenant who remains in the property once it is sold and gone are the days of applying for a rental increase to match other properties in the neighbourhood...
