When deciding what to do to prep a property for sale, you’ll want to think about what the future buyer will likely do to the space. Will the buyer almost certainly want to renovate, or is the place nearly move in ready? Most often, we suggest cleaning, paint, and lighting updates, at a minimum, to help showcase a property in the best light. If a property needs a full reno, sometimes it’s best to leave the big ticket items to the next owner so they can choose the finishes exactly how they like. Remember, buyers: a dated interior can be a blessing because you can renovate for your own function and tastes!

Thinking of a kitchen refresh? Here are a three small (ish) changes that will make a big difference cabinet colour: a fresh, light & bright colour can make a world of difference, (especially in a small space) and can be achieved at different price points. DIY for $300 ish or get a pro to spray or wrap your kitchen (I used @wrap.my.kitchen at my listing) for around $2500. If you’re happy with the footprint of the kitchen but aren’t a fan of the style of the doors, forgo ...replacing the whole kitchen and JUST get the door fronts that you want ... hint: some hinges have a button to snap off the door super easily, no screwdriver required! hardware: there are so many creative options for hardware, have FUN with this because they’re so easy to change. Yes you can switch to hardware with different screw hole locations if you either fill the holes while painting/wrapping or opt for your new hardware with a back plate appliances: if appliances are super dated it might be time for an update. Some suppliers even have recycling programs where well-maintained appliances are donated to families in need when the swap is made. My favourite upgrade is switching from an oven with back controls to an oven with front controls (see pics following). This basically gives you straight clean lines with the countertop and helps to showcase a fresh backsplash... speaking of which .... BONUS: a new backsplash. While potentially inexpensive, this can be a bit more invasive than the other 3 ideas... but a new backsplash can really tie the updates in your kitchen together. If DIYing this, be prepared to replace drywall too!

One of the most fun questions to ask a seller or landlord when listing their property is what they think the home’s remarkables are. These could be big ticket things like high-end, custom renovations or a giant lot, but I also think remarkables can be as small and as easy as a window seat - those little touches that add big charm. The remarkables in my newest lease listing? The sunroom and sun deck in this space are seriously swoon-worthy. This place is two bedrooms, but having 2 bedrooms + 4 more principle spaces to spreeeead out in would make working from home that much more enjoyable. Decorating your house for Halloween is the ULTIMATE curb appeal but then why do agents recommend avoiding holiday or themed decorations when listing your home for sale??? 1. Because not everyone identifies with the same traditions. When selling, it’s important to showcase as fairly neutral, so as not to spook off or discourage any potential buyers. 2. If your house doesn’t sell quickly (even though it *should* with a proper pricing and marketing strategy), holiday ...decorations and any seasonal decor can put a very obvious visual ~time-stamp~ on photos, which could make the home appear like it’s been on the market for too long. The last thing you want is buyers assuming there is something wrong with your home just because of the photos! So, it’s usually best to keep listing decor and staging light, bright, neutral and inviting Otherwise, when you’re not selling, you know how I feel about a good themed decoration So, for those who love Halloween as much as I do, swipe to see some of my fave neighbourhood Halloween decorations this year

If you’re carving () out some time to find a new home this October, there is so much to consider. One thing I love to remind buyers who are looking for a sunny backyard is this: think about the direction your backyard (or house) faces. The sun rises in the East and sets in the West. If enjoying a sunny backyard is SUPER important to you, you might want to aim for a West-facing backyard if you’re more likely to get the most afternoon/evening sunlight there (read: after-work sunlight). I wouldn’t completely disregard a house because of the direction it faces, but it’s another small detail that can help weigh the pros and cons of a potential purchase #happyhousehunting

October is here! ... and the first of the month is a popular move-in day for many. As real estate agents, we see SO many moves that I thought I’d share a couple of my favourite moving tips for those who may have a move on the horizon: don’t forget a door stopper - this small but handy item will save you the trouble of tripping over heavy boxes that are only there to hold a door open aim for reusable boxes - I recommend renting water resistant, dura...ble boxes because they’re washable, better for the environment and won’t get soggy if they get wet! @themoverschoice is the cheapest I’ve found so far label boxes on the SIDE for the room boxes belong in, so there’s no questions asked about where something goes when it gets to your new home pack a ‘go-bag’ for everything you’ll need for the first night in your new home - think toothbrush, change of clothes, shampoo, etc - and include one of your favourite, most familiar items to unpack as soon as the commotion is over (this will help your feel at home the moment you get to your new place) lastly, have FUN - take a moment when you first get to your new home to soak it all in and enjoy the echo of walking into an empty room that’s yours for the first time ... snap a couple of photos so you can remember this moment forever // eat takeout on cushions on the floor with boxes as your dining table - this move is whatever you make it!!
