Never bought a house before and wondering what the process is? Here it is! Step 1: Get pre-approved. Reach out to your mortgage broker or financial advisor and start your pre-approval process. They will be able to tell you all of the things you need to know about your financial standing and what you can afford. Hint: Stress tests are becoming more vigorous as of June 1st, so if you're thinking about buying.. now is the time to get pre-approved!... Need a referral for a mortgage broker? Send me a message and I can let you know some of the great ones I have worked with! Step 2: Start shopping. This is the exciting part!! Now that you're pre-approved and know what you can afford, reach out to your Realtor and start the shopping process. Make sure to speak with your Realtor about your wants and needs in a house to make sure you find the perfect match. Step 3: Put in an offer. Now that you've chosen a house you love that you want to call home, put in an offer! Your Realtor will walk you through this process, explaining the contents of the contract and inputting clauses that will benefit and help protect you. Step 4: Fulfill any Conditions. With an accepted offer, now is the time to fulfill the conditions of the offer. This may include financing, home inspection, any special clauses, etc. Once these conditions have been met and removed from the contract, you are now firm sold and just have to wait until closing day!!
