This is going to be an information dump! So contact me with any questions or concerns For a purchase price under $500,000.00 you need a minimum downpayment of 5%. For example if the purchase price was $500,000.00 you would need $25,000.00 as a down payment. If you were to purchase a home that is over $500,000.00 (up to $1,000,000.00), anything above that amount you need 10% down. So for example you purchase for $600,000.00 you would need 5% down on the first $500,000.00 ...and 10% on the $100,000.00 above. $500,000.00 x 5% = $25,000.00 $100,000.00 x 10% = $10,000.00 In total you would need $35,000.00 minimum downpayment For purchase prices over $1,000,000.00 you need minimum 20% down!

The Bank of Canada made the announcement yesterday morning and once again has decided to keep the overnight rate at .25%! Which means no change to those who have a variable rate mortgage or a line of credit. Yesterday’s announcement was a little different than the previous announcement’s... it was very optimistic with respect to our economy recovery. Which is fantastic news! However we could potentially see the rate rise earlier than their previously predicted 2023. ... As always if you’ve got questions or concerns, please do not hesitate to contact me!

Hi friends! Same post, different day.... however this is super important! There is help available for mortgage payment relief if needed. Lenders are sending out information consistently with procedures and contact information. Currently the wait times are very lengthy as you can imagine just to get through, however the relief is there. ... The details are unfolding with how long the process takes and what information they are requiring to process daily. It is imperative that you continue to make payments as scheduled until you have confirmation that your payments are deferred. If you do miss payments it will have a negative effect on your credit and you! Rates are falling!! We have seen the Prime rate drop by .50% with multiple lenders today which is definitely bringing the variable rate more in line with the fixed. However with that being said we are seeing the fixed rates continue to fall as well!
