The province is introducing a provincial sales tax rebate on new homes. The rebate is good for 42 cent of the tax paid on a new house valued up to $350,000. It applies to homes bought after March 31 and extends to April 2023.

LET’S TALK ABOUT COVID STATS Chapter 5.2 - Overview: Row / Townhouse Homes . Over the past 2 weeks I’ve posted a number of updates on the state of the real estate market in Saskatoon. The information I covered pertained to the entire residential market including all housing types. .... Now let’s focus specifically on Row / Townhouse Homes in Saskatoon (Including all attached housing styles): . Average Sale Price: Sales prices reached an all time high in Saskatoon around the 2014-2015 selling season. Row/Townhouse prices fell approximately 11% over a 5 year period between 2015-2019. Luckily this trend seems to be slowing, as townhouse prices are down only 1% year-to-date. . Total Unit Sales: After a brief decline in April and May, unit sales of Row/Townhouse homes are the highest levels the city has seen for over 5 years, in June and July. If this trend continues, prices may begin to climb as inventory supply falls. . Active Listings: The number of Active Row/Townhouse listings in Saskatoon started the year off slightly below 2019 levels and has continued this trend throughout the spring and summer. Month-over month, Active listings are down approximately 15% from last year. . New Listings: The number of New listings mirrored Active listings for the first several months of the year. After a sharp decline in April and May, subsequent months of June and July have seen a slight large increase in New Listings, surpassing levels in 2019. If this trend continues, Active listings may begin to outpace levels seen in 2019. But as for now, that is not the case. . Months of Inventory: After several years of over-supply of Row/Townhouse units on the market, Saskatoon is now experiencing a Seller’s Market for Row/Townhouses. There are currently only 3 Months of Inventory for Row/Townhouse and attached homes in Saskatoon. . LET’S TALK ABOUT COVID STATS Chapter 4: Months of Inventory (Buyers market vs Sellers market) . I ended my last post stating that Saskatoon is currently experiencing a strong Seller’s market for the first time in several years. One simple metric for determining if a real estate market is a Buyer’s market or a Seller’s market is Months of Inventory. .... The Canadian Real Estate Association (CREA) defines Months of Inventory as how long it would take to completely liquidate current housing inventories at the current rate of sales activity . According to this measure: . > a *Seller’s market* occurs when the Months of Inventory falls *at or below 4 months*. In this scenario, homes are selling quickly. Sellers have the advantage because demand for property exceeds the supply in a given location. Sale Prices typically rise in a Seller’s market. . > a *Balanced market* occurs when the Months of Inventory falls *between 4 to 6 months*. Homes are selling at a moderate pace as demand for property is more or less equally matched by the current supply. Sale prices typically remain stable in a balanced market, rising only due to year over year inflation. . > a Buyer’s market occurs when the Months of Inventory exceeds 6 months. Homes sell at a relatively slow pace in this scenario, having a negative influence on sales prices. Prices tend to remain flat or decline year-over-year, in this scenario. . These timelines are approximate, but serve to give a quick snapshot of the state of a housing market. Saskatoon currently has a 3 month inventory of housing, placing it full in a Seller’s Market. . The last time the Months of Inventory was this low was June of 2014 (when average sales prices were almost 3% higher than today’s value). . LET’S TALK ABOUT COVID STATS Chapter 3: Active and New Listings, by Month . In my last two posts, I covered Average Sale Prices in Saskatoon (which are on the rise) and Total Unit of Sales (which are also on the rise, year-over-year). Now let’s take a look at how the number of Active and New Listings per month factor into this equation. .... Number of Active listings is on the decline in Saskatoon, dropping significantly after March of 2020. As of August 1st, there were approximately 400 (-20%) fewer listings on the market, compared to 2019. March, April and May saw many Active listings pulled from the market as pandemic uncertainty loomed. . New listings were also down by 289 units (-37%) in April, soon after the pandemic hit Saskatchewan. Since then, the number of new listings continues to climb a little higher each month, even outpacing the numbers from 2019. . What does this all mean? > One possibility is that this trend may continue into the fall, thereby creating a more balanced market by the end of 2020. . But as of now, for the first time in several years, the volume of prospective Buyers in the market appears to be outpacing the volume of Sellers willing to list their homes at this time. This has created a Seller’s market in Saskatoon - a subject that will be touched on in the next post. . LET’S TALK ABOUT COVID STATS Chapter 2: Unit Sales - January-July . You might have heard recently that sales are booming in Saskatoon at the moment. Up 50% from this time last year! Is it true? Technically, yes. But the pandemic has something to do with it. .... Let’s look at what happened March-July of 2019 compared to 2020. . As you can see by the graph above, The total unit sales (for all housing types) ~are~ up from last year, which is a sign of a healthy real estate market. But since the market contracted by nearly 23-44% in April and May, the number of sales Saskatoon saw in July was likely due to a lot of backlog of Buyer activity. Plainly stated, Buyers that put off purchasing in April and May eventually purchased in June and July, thereby increasing July’s unit sales numbers by an extreme amount, year-over-year. . Will this trend continue into the fall? It’s hard to say for sure, but it appears the market has potential to finish out the year strong in 2020. . What I do know for certain is that Buyers, Sellers and the general public alike are better served by access to the ~whole story~ and accurate information on the state of their local real estate market. . LET’S TALK ABOUT COVID STATS Chapter 1.2: Average Sale Price - Month-to-month breakdown . Year-over-year sales stats only paint part of the total picture when examine average sale prices in a given resale market. Month-to-month sales data offers more insight to the state of the health of the market. .... Here, we can see the average sale price by month, for the past 6 years. Monthly sales prices in 2020 mirror the same trends as previous years. Generally speaking, prices tend to rise as the year goes on, peaking in spring or summer. In 2020, sales prices declined slightly in April when market activity was very slow, but have rebounded strongly in following months. . NOW: Is it normal for sales prices to rise by 1-5% during the busy spring and summer months and decline again in the late fall and winter? > Yes. . Is it a good sign the the health of Saskatoon’s real estate market that this trend is continuing throughout the economic fallout created by the Covid-19 pandemic? > YES. . This is a very good indicator that the year-over-year decline in sale prices across the greater Saskatoon region has experienced since 2014-2015 might finally be over. . What does this all mean for you? > It’s a good time for first time homebuyers to enter the market while prices (and interest rates) remain low, and should be a great relief for Saskatoon homeowners who have seen anywhere from 5-20% loss in the value of their property (depending on location and housing type) over the past several years. . LET’S TALK ABOUT COVID STATS Chapter 1: Average Sale Price (Year-to-date: January to July, inclusive) . ~I’ve been getting a lot of questions lately from people wondering how exactly the Covid-19 crisis has affected the local real estate market, specifically the value of resale homes, availability of housing stock and the possibility of new homeowners entering the market. Through this daily series, I’ll outline the current status of Saskatoon’s Real Estate Market, including ...possible trends set to continue throughout the year.~ . Average Sale Prices in Saskatoon are finally on the rise again, after 5 years of year-over-year declines across all housing types. Individually speaking, single-family homes faired better during this time than Townhouse/Row Homes and Apartment-Style condos. (Each individual housing type will be explored in depth at a later date). . When Covid-19 restrictions were brought into place last March, there was a general fear from Homeowners that values would decline, as demand for new housing fell away during lockdown. The City has in fact seen the opposite occur. While the market contracted by approximately 40-50% in April, it remained balanced on either side. . Since April, Buyer demand has continued to rise back to typical levels, while resale supply has stagnated. This has led to what would be referred to as a Seller’s market (where Buyer demand outpaces Seller supply) for the first time in several years. As a result, the average sales price to-date has risen for the first time since 2014. .
