Whether it’s purchasing property with a friend, colleague or partner, there is a lot to consider 1. A Mortgage Rate is Tied to Both Credit Reports One person’s bad credit can negatively affect the mortgage terms, including the interest rate you pay on the loan.... 2. No Easy Button for Moving Out When renting, it’s far easier to walk away if you decide to move on. That’s not the case with a mortgage. To remove one person’s name off title, you have to either sell the house or refinance the loan under the one person. 3. Type of Deed Joint Tenancy: The parties don’t have right-of-survivorship, meaning that when 1 party dies, the other retains ownership. Tenants-In-Common: Upon death of a party, ownership transfers to their estate. 4. Credit Rating Risks Both parties are responsible for making their payments on time, in full, each month. If one doesn’t make payments it can end up costing the other. This could lead to being reported to the credit agencies for non-payment or possibly foreclosure. 5. Challenges Getting Other Loans Each party is responsible for the entire mortgage payment in the eyes of lenders, even if you’re paying 50/50. This could make your debt-to-income ratio appear higher; therefore, making it more difficult to qualify for other loans. Married couples deal with this by applying jointly; although, you probably wouldn’t want your friend to be on, say, your car loan. 6. Disagreement Over Responsibilities Responsibilities can be a real test to any relationship. Make sure you have a clear breakdown in your written agreement of how maintenance/repairs are handled, who will do the work, how costs will be shared, and how deductions will be claimed. The Bottom Line When buying with someone else make sure you do your due diligence before making such a major decision!
