Thanksgiving 2020 resembles no other Thanksgiving holiday we have celebrated. For many, absence of family at the dinner table - particularly those who are most vulnerable including the elderly - makes this year’s holiday seem less joyous. Yet....the essence of the celebration - I believe - is remembering to be thankful for what we DO have. Be it our health, the ability to use technology to stay connected, the fact that while infection rates seemingly jump, death rates remain low or the fact that we have food to enjoy this holiday - we still have much for which we can be grateful. . For how long is this red hot market sustainable? The jury is still out. We do know there are many economic factors expected to have a cooling effect on real estate come late fall / early winter. Our delayed spring market has commenced! . Economists had predicted that the traditional spring market would be pushed into summer and beyond, and that is what we are experiencing in the field. . . Results for the month of May were strong with a 55% improvement as compared to April 2020 when we were in the thick of the lockdown. April in fact was the worst month for sales in the history of record keeping by the Toronto Regional Real Estate Board. Nonetheless, and as e...xpected, numbers are still down significantly from 2019. In May 2020 we recorded 4606 sales in the city of Toronto as compared to 9950 in May 2019 - a drop of 54%. However, as the month of May progressed, improvements were noticed daily and this continues into June. . . Supply continues to be far below demand and this has resulted in our average sales price continuing to hold firm. Shockingly, the May 2020 average sale price was 3% greater than the sale price in May 2019! This is a clear result of inadequate supply and limited choice for buyers. . . Condos have shown strength with a 5% uptick in sale price in May. The star of the market in Toronto continues to be semi-detached properties which jumped 9% and came in at an average sale price of $1,143,000 . . We are fully expecting to see the pace continue to pick up through June and remain through the rest of the summer. With showings up 25% it is clear we have a strong supply of ready buyers we just need the inventory to match! . . Wondering when the time is right to list your property for sale?
