After they are sold, many of these units leave the rental pool completely as it’s no longer profitable for landlords to keep these properties. Rather than operate at a loss, they liquidate altogether. He is hired to to a job; sell the owners property. He does not control who the new buyer is and what their intention as a rightful buyer is, so wh...en many properties leave the rental pool, it is at no fault of his, or any other realtor for that matter! With the increasing cost to purchase properties in Toronto, it’s no longer as appealing to be a small landlord. The market climate has changed in the last year after the Provincial Liberals implemented some new policies regarding rental properties and foreign buyers. Many think that this caused a crash, or a bubble to burst... but did it really? What it DID result in, was more of a market "correction" or a "balancing" which resulted in stats being quite similar to those we saw in 2016 (So essentially if the first half of 2017 had never existed), we would not have a crazy spike on our... sales trends, and the graph would resemble the type of gradual increases we'd been seeing for a very long time... So... are we in a Buyers or Sellers market in the Toronto area? or a balanced market? That all depends what neighbourhood you're in, or what neighbourhood you want to be in. Most of Toronto is still in a sellers market, with some areas in a hot sellers market ( often with multiple offers on properties, resulting in offers being accepted without conditions and over asking price). Some of Toronto is in a more balanced market as well. And the 905 is also seeing a balanced market, with some areas closer to a buyers market, but overall, the GTA is NOT in a buyers market!!
