We are happy to report that we have seen a 36% increase in new listings this month moving from 672 in January to a total of 916 new listings in February! The average sale price increased by 4% last month and finished February in Niagara at $685,649. We remain in a sellers market and homes are selling fast with only 8 days on the market! Last month Niagara On The Lake seen the most significant increase in sale price, finishing the month of February with an 11% increase at $1,1...88,961. Fonthill and Grimsby followed closely behind with both average sale prices increasing by 7%! St. Catharines continues to sell the most inventory with 176 closed sales with Niagara Falls coming in a very close second at 163 sales. We are happy to report that the increase in new listings is consistent across the region! With the exception of West Lincoln, all cities seen strong increases in new listings with Grimsby gaining the most at 82% over January! Although houses are selling faster and for a higher price point, we are gaining more inventory which is great news! If you are considering selling, the market is on your side!

This month Niagara continues to be in a seller's market with yet again another strong increase in average sale price to $659,814. The average days on market saw a drastic drop from of 44 days last month to just 11 days this month! This month we saw another increase in average sale price in almost all areas of the region. Lincoln had the strongest increase at +19% followed closely by Welland at +17% and a strong showing for West Lincoln at +15%. St Catharines held strong yet ...again with the highest number of sales at 143 Followed again by Niagara Falls at 107. Although, both saw a tiny decrease from last month. Lincoln had the strongest increase in the number of sales at +13 followed by Grimsby with an increase of +5 sales. This month Niagara remains in a sellers market with another strong increase in average sale price to a new high of $609,620. The days on market remains consistant at an average of 44 day per listing to sell. This month showed continued increases across the region with the strongest increase in sales price coming from Thorold at 13% over last month and Niagara On The Lake at 13%! When looking at the amount of units sold per city, St. Catharines continues to hold the highest am...ount of sales however Thorold seen a increadble growth of 74% in transactions. In this months newsletter there is a great article about re-claiming the wasted space in your garage. We closed the month once again in a Sellers market with a continued decrease in the amount of listings on the market over the previous month. Days on market were once again reduced and the average sale price increased again by almost 4% to $599,479. There was a... decrease in the number of sales across the region with the exception of West Lincoln where they saw 5 more transactions over the previous month, with St Catharines seeing the largest decrease of 46 sales followed closely by Welland with 44 fewer sales. There was an increase in average selling price in all areas except Lincoln who saw a decrease of 18% to last month. Fonthill lead the way with a 22% increase in average selling price followed by Port Colborne/Wainfleet with a 15% increase and West Lincoln at an 11% increase. St. Catharines once again had the greatest number of sales finishing the month with 202 transactions which accounts for 27% of the overall homes sold in November!! As we transition to a new reporting platform, this months statistics showcase the significant impact on our real estate market year over year from 2019 and 2018. For the month of July, we seen strong increases throughout the region in regards to average sale price with a 27% increase from 2019 and a huge 40% increase since 2018!! Although the average property required 17 days longer to sell then it did in 2018, the amount of transactions for the month increased from 467(2018...) to 1071(2020) an impressive 229%! With the exception of Lincoln, all cities within the region have seen a strong increase in July 2020 over July 2018 with Port Colborne having the highest increase in sale price rising 53% followed closely by Grimsby at a 48% increase! Please find attached this month's newsletter with interesting and informative information about "Changes That Are Coming To The Residential Tenancy Act". The Market remains in a Sellers Market with the average sale price on the rise again with another increase this month of 7% to $587,929 with days on market remaining at 56 days. Niagara On The Lake took the top spot again this month with the highest sale price of $1,097,475, a slight decrease from last month and an increase ...of units sold to 72. Grimsby seen the largest increase in sale price with 26%. Followed closely by West Lincoln with a 23% increase, Port Colborne/ Wainfleet coming in at +16%, Thorold and Niagara Falls both coming in at +9% increase over last month. St. Catharines continued to be the top producing in units sold again this month with 286 closed deals. Thorold seeing the greatest increase in transactions with an impressive 72% increase followed by St Catharines. Please find attached the June newsletter with this months article of "Building A Real Estate Portfolio For Retirement" and we are happy to report another great month of strong statistic! The Market remains in a Sellers Market with the average sale price on the rise again with an 8% increase to $550,785 with listings selling two days faster at 56 Days on Market. Niagara On The Lake had a very successful month coming in with the highest sale price of $1,141,589 and 46 units so...ld which was also one of the highest increases in closed sales month over month. Lincoln seen a great increase in sale price as well with 31%, Welland coming in at an 11%, Thorold increasing 7% and St. Catharines coming in with 4% increase over last month. Port Colborne/ Wainfleet came in for June with the lowest price point, dropping 9% to $442,262 if you are looking to make your investment go further. St. Catharines remains the top producing in units sold with 204 closed deals in June and a 56% increase over May. Niagara Falls seen the greatest increase in transactions with an impressive 105% increase followed closely by Fonthill doubling results at 100%.
