If you’re considering renting in a city, then it’s helpful to understand the key differences between condo vs apartment rentals, and how it may impact your budget and lifestyle. Read on about the differences: #1 Maintenance In a condominium, the maintenance is sometimes managed by an individual unit owner/landlord. If there is an issue with your dishwasher, faucet or hardwood floor, you must get in touch with the landlord in order to have it rectified. A rental apartment is ...typically different because the building is owned by a management company that employs a superintendent who is responsible for all the units. There is always a dedicated and on-call maintenance crew to make repairs in an emergency. #2 How Much Are You Paying? Apartment buildings typically have a mandatory payment system outlined by the property management company. For the most part, tenants will be required to pay for: first and last month’s rent, security deposit, pet fee (if applicable) and application fee (depends on the company). The amount you will need to pay to live in a condo building is arranged between you and the unit owner. They may have a series of fees you must pay, but you can also negotiate to have them cover some fees. There is more room for negotiation and flexibility, since you’re only dealing with the owner. #3 Amenities One of the key features attracting both buyers and renters to condos are the amenities. A swimming pool, billiards room, a concierge, a community room, and a gym are some of the amenities you may have access to as a condo-dweller. Meanwhile, apartment buildings often won’t offer you many amenities. #4 Rules and Regulations When you are renting an apartment, the rules of renting the unit and living in the building are established and enforced by the property management firm. Condo owners can make up their own rules, but they will still need to follow the parameters outlined in their jurisdiction’s landlord and tenant act, and the rules of the Condo Corporation. Greater Toronto real estate market sees record-high home-buying activity for sales over $3 million in 2020. More than 1,000 properties changed hands over the $3 million price point in 2020, up 55.7 per cent from 2019 (1,062 versus 682) and edging one per cent ahead of the record set in 2017 (1,062 versus 1,047). The number of homes sold over $4 million climbed 53.4 per cent year-to-date (379 versus 247), while sales over $5 million appreciated 44 per cent to 180 in the GTA, u...p from 125 in 2019. Sales of freehold and condominium properties up almost 56% over 2019 figures. Luxury home sales over $3 million set a new record in the midst of a pandemic in the Greater Toronto real estate market, with the number of freehold and condominium properties sold in 2020 topping peak 2017 levels. The housing bounce-back during one of the most tumultuous periods in recent history has been nothing short of remarkable. A combination of both economic and psychological drivers contributed to a robust upswing in demand, influencing one of the greatest pivots in Greater Toronto housing market history. As the year that felt like it would never end draws to a close, one thing we can look forward to is a continuous activity in the Toronto housing market - with growing demand, low supply, and rising prices keeping the market in seller’s territory. The prediction is that Toronto home prices will rise to 6% in 2021, after rising 12% on average in the first 10 months of this year compared to the 2019 12-month average. In 2020, the Toronto housing market saw the average price rise... to $918,883 (January 1 to October 31) compared to $819,832 in 2019 (January 1 to December 31). This push will be characterized by low inventory - which has been a common trend across many Ontario housing markets in 2020 - growing demand, and rising prices, ultimately impacting activity and putting upward pressure on prices. The Toronto condominium segment is expected to experience the most activity in 2021, based on their affordability - particularly for first-time homebuyers. As for outside of the downtown core, the condominium market has been relatively balanced since the start of COVID-19, based on buyers looking for more space while still being mindful of budget. Toronto’s luxury housing market, on the other hand, remains largely unaffected by COVID-19 and continues to be driven by move-up buyers.
