Stat Alert - Update on the real estate market! . The record pace of home sales in the fall continued with 8,766 sales reported in November by Greater Toronto Area REALTORSthrough the Toronto Regional Real Estate Board’s (TRREB) MLSSystem. This result was up by 24.3 per cent compared to November of last year. . The MLSHPI Composite Benchmark was up by 10.6 per cent in November 2020 compared to November 2019. The average selling price for all home types combined was up... by 13.3 per cent to $955,615. . . To paint a better picture it’s best to look at the numbers from January to now! Stat Alert - Update on the real estate market! . Sales reported through TRREB’s MLSSystem by Greater Toronto Area REALTORSamounted to 11,083 a new record for the month of September. This result was up by 42.3% compared to September 2019. Following a record third quarter, sales through the first nine months of 2020 were up by approximately one per cent compared to the same period in 2019. . Annual growth rates were also higher for sales reported in the GTA regions sur...rounding the City of Toronto. . The September 2020 MLSHome Price Index Composite Benchmark was up by 11.6 per cent year-over-year. The average selling price for all home types combined in September was $960,772 up by 14 per cent year-over-year. Price growth was driven by the low-rise market segments. The relatively better supplied condominium apartment segment experienced a comparatively slower pace of price growth. . To paint a better picture it’s best to look at the numbers from January to now! Stat Alert - Update on the real estate market! . Toronto Regional Real Estate Board (TRREB) President Lisa Patel announced that the strong rebound in Greater Toronto Area (GTA) home sales continued with a record result for the month of August. GTA REALTORSreported 10,775 residential sales through TRREB’s MLSSystem in August 2020 up by 40.3 per cent compared to August 2019. . Sales were up on a year-over-year basis for all major home types, both in the City of Toronto... and surrounding GTA regions. It should be noted that the low-rise market segments, including detached and semi-detached houses and townhouses, were the drivers of sales growth. Condominium apartment sales were up on an annual basis for the second straight month but to a lesser degree. . Both the number of new listings entered into TRREB’s MLSSystem during the month and the number of active listings at the end of the August 2020 were up on a year-over-year basis. . The MLSHome Price Index Composite Benchmark was up by 11.1 per cent in August 2020 compared to August 2019. Over the same period, the overall average selling price was up by 20.1 per cent to $951,404. Annual detached and semi-detached sales growth was stronger in the comparatively more-expensive City of Toronto compared to the surrounding GTA regions, which helps explain why growth in the overall average selling price outstripped growth in the MLSHPI Composite Benchmark. . Mandatory registration on short term rentals . Short-term rental operators in Toronto who rent out properties for periods of less than 28 days will have to formally register with the City of Toronto starting September 10, 2020, to keep operating in the city. The new online registration system is part of a broader effort to better regulate short-term rentals across the city, and more details will be announced by the city prior to the system becoming active. . People Current...ly Renting Their Home: . Those who are currently renting their home on a short-term basis, or planning to do so, must be registered by December 31, 2020. After this date, all new operators will be able to register on an ongoing basis and must register prior to short-term renting their homes. . Details: . 1) People can short-term rent their homes in Toronto only if they are a registered operator. . 2) A valid City-issued registration number must be included in all advertisements and listings. . 3) Registered short-term rental operators will need to start collecting and remitting the four per cent Municipal . 4) Accommodation Tax (MAT) on a quarterly basis starting January 1, 2021. More information on how to collect and make the MAT payments will be provided in fall 2020. . 5) The City will also require short-term rental companies to obtain a licence from the City in order to carry on business in Toronto. .
