THE IMPORTANCE OF HOME MAINTENANCE: When I encourage my buyers to get an inspection done, it's not only to inspect current or potential issues with the home but also to have a take away or a guideline for future home maintenance. This is SO important! We bought a home that needs a lot of updates and underwent a lot of bandaid repairs (knowingly). It's kind of what we do. Buy, renovate, live for a bit and sell. Here is just one example of what a simple fix could have avoid...ed in our own home. This one little flange at the bottom of a gutter drain was split. The water was not running off properly and would freeze under the concrete resulting in it heaving more and more every winter. Not only did this create an uneven walkway but also a never ending and impossible to get rid of ice rink right at our front door. We only went through one winter with it and realized it was at the top of the "to do list" before someone got hurt. The piece that needed to be replaced costs about $5.00 but the repairs due to lack of maintenance.....more like $1200.00.
