Sure, I make being a real estate agent look "easy", but that's because I'm good at my job LOL The truth is, there are many misconceptions about being a real estate agent. So here are some common myths that you might not be aware of: 1 The schooling it takes to acquire your real estate license is actually quite intensive. A lot (and I mean A LOT) of agents fail at least one if not multiple exams before completing the full course. Also, fun fact - Real Estate is actually no...w a college accredited program, offered through Humber College. 2 The first year in real estate IS probably the toughest, But so are years two, three, four and so on if you don't show up for your business EVERY day. Real Estate agents are independent contractors with nobody to hold them accountable, so if they don't show up to work that day, guess what? They don't get paid. 3 The "easy money" myth has to be my favouite. Do you think it's EASY to be in charge of the biggest, most expensive decision of someone's LIFE? Real estate agents are under a lot of pressure to be the jack-of-all-trades: a negotiator, an administrative assistant, a wealth of knowledge and up-to-date on current market trends, a marketing and social media expert, not to mention even a psychologist at times! Yes, sometimes my job is easy when a deal comes together effortlessly, and everybody wins in record time, but behind every ONE of those deals, are 10 more that were slightly more challenging. Have questions about what it takes to make it in this biz? Send me a DM, I'd be happy to chat! . . . . . . . . #realestatetipsandadvice #ExperienceWestRouge #westsrougedweller #westrougerealestateagent #deliberatelydifferentrealestate #realestatemyths #Trustedrealtor #clientcentered #realestateagentmyths #realestateblog #twotruthsandalie #mythbusters #becomearealestateagent #scarboroughrealestate #westrougerealestate #Scarboroughrealtor #realestateinfluencer #homeadvisor #bluedoorrealtygroup #BlueDoorRealty #homebuyingsimplified #homeownershipgoals #realestateblogger #realestateadvice #realestatemythsbusted #realestatetruths #noBSrealestate #noBSrealestateagent #bestrealestateadvice #gtarealestateagent

Welcome to part two in a series I like to call: Overused Real Estate terms. In this series, I will break down some of the most common terms you see in real estate MLS descriptions, tell you why I hate them and what they REALLY mean. ' !... Term: "Move-in Ready or Turn-Key". Both of these phrases areso overused on Realtor.ca. The problem with making claims like this is that "move-in ready" can be really subjective. A potential buyer may assume that the home has been fully upgraded and that everything is in immaculate condition, but that's rarely thecase. What it REALLY means: Basically "Turn-key" suggests that everything is "just ok" - meaning, the kitchen faucet has running hot water, there is adequate flooring laid throughout the home, and functioning windows. The problem is buyers usually associate these phrases with "luxuriously upgraded" features, so they'll probably be disappointed to find out that the only luxury in the home is that it has four walls and a roof (and if that IS your idea of a luxury home than we need to chat LOL) Stay tuned for part three! . . . . #westrougerealestateagent #ExperienceWestRouge #westsrougedweller #scarboroughrealestate #westrougerealestate #Scarboroughrealtor #GTArealtor #scarboroughontario #scarboroughbluffs #Scarboroughlife #westrougelife #pickeringrealestate #pickeringrealtor #ajaxrealestate #Ajaxrealtor #ajaxontario #ilovescarborough #realestateninja #WhitbyRealEstate #whitbyRealtor #understandingrealestate #noBSrealestate #realestateterms #relocationrealtor #realtorofinstagram #whoyouworkwithmatters #pickpickering #bluedoorrealtygroup #deliberatelydifferentrealestate #BlueDoorRealty

So, you decided to buy a home. It’s a dog-eat-dog world: Be ready for a bunch of paperwork, battling against other buyers for the same home and disappointment before you step foot into your new home. There is no sugar coating it: The journey can be overwhelming which is why having your own agent can make all the difference. Some background for you: In Ontario, unless you have signed a Buyer Representation Agreement, all agents work for the seller. Already visited a few houses with an agent? Unless you have signed a B.R.A. (worst acronym ever) with them, by law, that agent is working in the seller’s best interest and not yours. Read the full post here: https://mikelind.ca/buyer-agent

DECEMBER MARKET STATS ARE OUT! We certainly saw a recovery in sales activity in 2019, particularly in the second half of the year. As anticipated, many home buyers who were initially on the sidelines moved back into the market place starting in the spring. Buyer confidence was buoyed by a strong regional economy and declining contract mortgage rates over the course of the year, said Mr. Collins. Heres a little breakdown: ... - December sales were up 17.4% from the year before. - There were 2.4% fewer new listings than the previous year. - The average sale price in the GTA was $837,788. NOVEMBER MARKET STATS ARE OUT! An increasing number of home buyers impacted by demand-side policies over the past three years, including the 2017 Ontario Fair Housing Plan and the OSFI mortgage stress test, have moved back into the market for ownership housing. Based on affordability and stricter mortgage qualification standards, many buyers may have likely adjusted their preferences, changing the type and/or location of home they ultimately chose to purchase, said Mr. Coll...ins. Heres a little breakdown: - November sales were up 14.2% from the year before. - There were 17.9% fewer new listings than the previous year. - The average sale price in the GTA was $843,637. A strong regional economy obviously fuels population growth. All of these new households need a place to live and many have the goal of purchasing a home. The problem is that the supply of available listings is actually dropping, resulting in tighter market conditions and accelerating price growth, said Mr. Collins. Heres a little breakdown: - October sales were up 14% from the year before.... - There were 9.6% fewer new listings than the previous year. - The average sale price in the GTA was $852,142. Demand for ownership housing increased throughout the spring and summer of 2019 compared to the very slow pace of sales experienced in 2018. That being said, many first-time buyers are still experiencing difficulty finding an affordable home. Federal parties vying for seats in the October election have pledged to alleviate affordability issues hampering first-time buyers with a variety of policy proposals. While these demand-side proposals are important, it is also important... that all levels of government remain focused on promoting a sustainable supply of different housing types moving forward, said Mr. Collins. Heres a little breakdown: - September sales increased by 22% compared to the year before. - There were 1.9% fewer new homes listed than the previous year. - The average sale price in the GTA was $843,115. Feel free to call if you have any questions!
