What we are witnessing is likely the beginning to the very gradual cooling down of the market in the GTA. To be very clear, the market is still very much in a Seller’s market. Detached homes, semis and towns that were seeing multiple offers of up to 10, 20, 30+ are now beginning to average 2-5 offers, if any, on offer date. You may have also started to notice that some properties will attempt an offer presentation but then readjust the price a week or two later to a more ...appropriate market price if it wasn’t successful. Two months ago, 79% of homes were selling over asking, last month this had dropped to 73%. It will be critical now for Buyers that are keen on getting back into the market to watch carefully which way this trend moves. Buyer exhaustion is a real thing. Constantly getting your hopes up with offer after offer on properties can be disheartening when they are not amounting to anything. In multiple offer situations you have to remember only one person wins, everyone else is left disappointed and frustrated. Q1 of 2021 has been competitive to say the least, and securing a property as a buyer has been rare. BUT there has been some relief, there is opportunity now that was not present a month or two ago. From my experience on the ground, there still are multiple offers but more like 2-5 instead of 20-50. So Buyers, pick yourself back up and get back into the game, now is the time!

To be clear, we are still experiencing a Sellers market but from what I am witnessing first hand on the ground, there has been some relief. Multiple offers have gone from 20 to 30 as a norm to more like 2-5 offers. There is a difference from the fierce completion we were seeing just a month ago. What does this mean? Buyers there is hope and if you had taken a pause, this is the time to get back in the game. It will still require you to be ready and prepared but your chances sure look better than earlier in the month. The Toronto Condo market has seen a shift over the past few months. There are more listings than we have seen this year and as a result more opportunity for Buyers to take advantage of. For the first time, in a long time Buyers are starting to feel like they can actually secure a unit in Toronto. This is due to many factors resulting from Covid-19; mostly the consistent decrease in rental prices over the past several months, the exodus to the suburbs, and decrease in investor profitability.

In many instances, Toronto is still only an hour away, which allows the flexibility to be in the City if and when required. Social acceptance of working from home and affor...dability have been primary factors also. Note though, the City of Toronto and neighbouring suburbs are still VERY much popular and due to the unique demand vs. supply issue in the GTA, are still hot as a result. But this trend is certainly interesting and worth noting :)
