Appraisals a necessary evil and very common in purchase and refinance applications as they protect the lender from lending more than a property is worth. That being said it can be stressful when an appraisal comes in for less than purchase price or less than you thought it was worth. When this happens the client often has to come up with the difference in cash (in the case of purchase) or not pull out as much equity (in the case of refinance). Can this kill a deal or void ...a commitment? Yes, but its about having a conversation with the lender as well as the appraiser to understand all options and keep building your relationship so you can explain the options to your client. #TermTuesday - Money Partner Also known as the silent partner in the business world, money partners provide the capital to finance the purchase of property where the active partner is the one who does the work, meets with contractors, and may be the property manager if it’s a BRRRR or a buy and hold. A money partner can provide: - Money for the down payment - Money for renovations... - Money to purchase the property in cash - Credit resources to qualify for the mortgage In exchange for being the money partner they are generally compensated either with a percentage of ownership and/or interest on the money lent. While there are other structures, most real estate investors choose to set up this relationships in a joint-venture (JV) agreement. While the active partner may do more of the work there is still risk for the money partner so it is important to think about how to limit your downside. How to protect yourself as a money partner: The money partner is taking on the lion share of the risk so it is important to mitigate this risk. Honestly, I think rate is one of the least important factors in getting a mortgage. The major elements of a mortgage are: 1. Rate 2. Term 3. Amortization Period 4. Rate Type... Rate however is the new kid at the school and its what everyone talks about! But trust me would you rather have the following: Mortgage 1: 1.89% Fixed, 25 year amortization, 5 year term with high fees, poor customer service, no portability, no pre-payment privileges, a 3% penalty Mortgage 2: 1.94% Fixed, 25 year amortization, 5 year term with great customer service, portability, and pre-payment privileges of 20/20, and the penalty is the greater of 3 months interest or IRD (Note: This is an example not an example of the rates available in the market) Most people pick option 1 buy ask yourself is the savings worth it ? Mortgage 1 will save you about $2.37 per 100,000 borrowed. So if you borrowed $400,000 it would cost you just under $9.50 more per month but would save you a lot more if you wanted to: - Refinance - Sell your home - Wanted to pay off your mortgage faster A good mortgage advisor will explain these products for you and put you in the best solution for your needs because there is no one-size fits all product that is best for everyone.
