The living room is one of the most important spaces to inspect when you're house hunting, but how do you get a complete picture when you're not even there? Ask your agent these questions when virtually touring the living room: Does the front door open into the living room immediately or is there a foyer that leads the way?... Are there any obstacles such as small doorways or stairs? How many windows and doors are in the living room? Get a closer look at the windows. Do you hear intrusive or disruptive sounds like traffic noise, dogs barking, or a train horn? Do you smell any odors? What type of flooring and what condition is it in? How high is the ceiling? Get a closer look at the lighting. Does anything need to be replaced like a ceiling fan, sconces, and other attached lighting, or add new lighting? Get a closer look at the fireplace. Does it work? Is it gas, wood-burning, or something else? If it's wood-burning, when was the last time the chimney was serviced? Get a closer look at the quality of the finishes from paint to baseboards and crown moldings, flooring, draperies or window coverings, and custom built-ins. See more

Advent Calendars are a fun way to count down the days until Christmas. Try using little paper coin envelopes, sized to hold all sorts of surprises: candy, trinkets, tiny toys.
